That is a good point you made about the company still being in business to honour the warranty. Yikes.

I've looked quite a bit into condo ownership for our retirement and frankly I can't make sense out of it.
Ask the owner of a 20-25 year old condo in Vancouver what they think of condo ownership. There is a huge stock of glass walled condo's there approaching their glass refurb. date. It won't be pretty.

Yeah, the late 80's early 90's stuff. Can you say 'special assessment?'
But honestly, that's the reality of any home ownership. Expensive maintenance issues come and go.

FWIW I went to an open house at 55 nassau in the spring and talked with a resident on the elevator. She said they had just replaced all the windows and she liked it there etc. My assumption was window replacement was covered by the condo reserve fund. Isn't that what the reserve is for?

A 25 year old condo building would have a decent reserve.

Thats assuming that the building is properly managed, and HAS a reserve fund.
This is where 'buyer beware' plays a role; it is your responsibility to look into your building's financial situation and ensure that the financials are in good shape, relative to the size of the building. I was fortunate to live in a small old condo building (and be vice president of the strata council) that had its finances in order and was run VERY conservatively.

heritage landing piles are indeed going in




whats going on with this place seems to of been empty for quite some time now...
noticed today theres survaying marks for the building and the property line on the side walk infront...

??

I lived there when the windows were being replaced. There was a special assessment of $8, 300, 000 to be paid between 301 unit owners. You do the math. It was not pretty. Some reserve funds were used towards the amount. One bedrooms were faced on average with a $16,000 assessment and two bedrooms with $24,000 assessment. Unit owners were given the option to have yearly payments split over 4 years.

yea as i laid on the ground i screamed some foul words called for my friend and then thought the things i do for a photo and laughed. then i dug my phone out and called my friend who was at their van putting fluids in while i took a pic befor going for brekie at promnad biestro hmm hmm good eggs banidic salmon and some stranger herd my words and came to check to see if i was ok

i dont think the 18 storey WCC hotel is set in stone as far as height goes....room number is, but it depends on the site to determine number of floors.

GlassHouse units are small but reasonably priced. I think they will do well, not everyone wants a $350k unit on waterfront or assiniboine
