The land owner has certainly been clear that there are no plans for redevelopment in the foreseeable future, unfortunately. During the pre-development consultations, it was suggested that nothing would happen for 20 years. Subsequently, Walmart has been refurbished and there is a strong rumour that they extended their lease through to about 2050.
The retirement village next to Shaganappi Point station is likely to be redeveloped before Westbrook Mall. I believe that the plan is for more intensive seniors residences.
At 45 St Station, there may be some redevelopment potential, since the AMA indicated that they may sell the site during consultations on the design of 45 St. They have recently received approval for new signage on the building, so presumably there are no immediate plans to move. The city already owns land either side of the AMA site - a small area east of 45 St plus a house and a vacant lot west of 47 St. The area north of the AMA is the three-storey Sandhurst complex of condos and the buildings to the east are the police and fire stations. I can imagine some kind of residential redevelopment, with town houses wither side of 47 St and taller condos on the rest of the site.
