Housing starts for the end of September in Regina have more than doubled the entire number of houses built in all of 2011. I've talked to home builders about building me a house out of town and most of them won't because they can't keep up to demand in the city. New subdivisions are being planned to relieve the pressure (one of them I heard from a developer is south of Wascana View). Perhaps the people you are referring to who are moving to Saskatoon are people who can't find a place to live in Regina first.
That would be great. To me thats one of the best hidden areas in regina for a new neighbourhood and i would think with the plains health center going up next year that you should houses and retail to follow soon after. Could desgin another master planned community over there with a walmart/ or target and other buisness, would relive some pressure on east end retail i think.

Do you seriously think we need another Walmart? We've already got 3 non-downtown hubs of development (all featuring Walmarts) plus South Albert as a bit of a commercial strip. I don't think we really need to be planning yet another one just yet.

Great pictures of the city's downtown skyline UrbanClimate! I've always been impressed by the view approaching the city from either side of the TransCanada Highway, some distance out of the city -- looking like an oasis arising from, and breaking up the the flatness of the Regina Plains! Could we see you take some photos from those angles?

I would guess the new subdivision would be located south of the McKell Wascana Conservation Park, if not south of the Wascana Country Club grounds. Provided those lands are suitable to develop on, that would make for a nice secluded neighbourhood (for those who prefer to live away from commercial development), but still not too far from Grasslands or East commercial areas for shopping for essentials, etc., if no more major retail developments are planned for that area, and as long as more convenient accesses are constructed to service that area. The new southeast Highway Bypass plan and Wascana Parkway-Prince of Wales Dr. extension and subsequent accesses would serve nicely for that purpose, but we might have to wait a while for those to happen!

What about the area south of Riverside Memorial Park Cemetery and north or west of Wascana Country Club and/or north of SIAST? Is that a reserved area, or perhaps considered unsuitable for developing?

Edit: I checked Google maps (satellite view) -- it looks like the cemetery has been utilizing much of that area, so I guess, in a way, it is a reserved area!

I should have inquired more. All he told me was that they are expanding south of the creek.

Has there been any kind of update on the SE Bypass? It seems like for awhile there was talk of it moving forward and now I haven't heard anything for over a year.

As an east ender, I would really like to see this get built sooner than later to get some of the semi's off the road. I don't know how much more of a beating Victoria Avenue can take between Fleet Street and Prince of Wales Drive, the pavement has massive grooves and ruts in it.

There are maps at the link below, which the City published that shows the area between the cemetary and Wascana Creek (including the "Goose Poop Hill" from the big dig, as future residential. Also the area east of the cemetary and west of Pilot Butte Creek is shown as residential.

Just wondering, did someone mention on this thread that there was to be a wine bar going in Centre Square Place on Broad St.&15thAVE. on the main floor?
P.S. I see PCL has signs in the windows of the Stantec building on Rose St. & 12th Ave., it appears they are redeveloping the whole main floor, I see now they have papered over all the windows. More office space? restaurant? bar?

Nice article! Thanks, Stormer!

That article is quite informative. I only had a quick glance at it so far, but it looks like there is not a whole lot new lands to develop on for the future growth of the city (page 9 of the report) -- noting all of the constraints that exists or will exist -- but I guess enough land is available for residences, etc., at least so that the population can grow past 300k (pages 18-20)? -- or maybe encouragement to build more vertical residential density if land availability is at a premium! Plus the city looks to be reserving land for major thoroughfares (bypass, arterials, etc.) I wonder if any of that reserved area includes land enough for optional light rail transit system for longer-term future growth? Is that even possible to incorporate an LRT in the future to service the various parts of the city (ie. heaviest used commute routes), considering the current state of the city's overall layout?

It also looks looks like the south east Regina might get a community focal point (page 20) when the population grows past 300k, as well as one west of Courtney St. in the northwest, and one along far east Victoria Ave., all the while developing Harbour Landing area's community focal point! -- more commercial/retail/public service community buildings? Although there are no apparent time guidelines, I can hardly wait for the city to achieve this report's population goal! (in my lifetime?! )

Looks like proposals for apartments at 2255 Angus, 1927-1933 Halifax, and 1945-1955 Halifax as well as a four-plex on 1600 block Ottawa all with recommendations for approval. This was from July, I don't remember hearing anything more about any of them, though...

Now that I look at it, apartment doesn't necessarily mean rental...2255 Angus is definitely a condo...The others could quite possibly be rentals, though.

As part of the Saskatchewan Plan for Growth, the province is selling 336 acres of government-owned land adjacent to the northwest city limits of Regina. The proceeds of the sale will be re-directed toward the construction of new housing units for low- and moderate-income families.

This should help relieve some of the pressure for low income inners

I agree, but my favourite has always been the view when approaching from the north west on #11. Here's a pic I posted on the Sask/Man Skyline thread a while back. I maybe should have zoomed it a bit more, though.

Very happy i don't live near the Rochdale/Pasqua area. All these condos are going to be accessible via one extremely (already) busy intersection. Yikes! I can't see the Argyle extension to Rochdale happening (or at least being completed) for a couple more years.

Wow that land is probably worth $100 million, depending on where it is exactly.

September Building permits more than 3x higher than last Spetember:

Regina's building permits jumped 225 per cent in September on a year-over-year basis, the highest percentage increase among major Canadian cities

http://www.thestarphoenix.com/business/S...olds+strong+September/7503479/story.html

Edit: this is actually old news that was reported in this forum in October. Not sure why SP is just publishing today.

I noticed today that work has started on something at the Diefenbaker Dr. commercial site. Does anyone know what it is.

I think he meant specifically, like the name/brand of the hotel or retailer.

Also, on the first page it says Harbour Landing Business Park is "Proposed" - it should be "Under Construction" as building 2 of 4 is currently under construction. Who changes this?

As well, there is construction going on where the proposed Canteburry Tower had originally been proposed. Not sure if this is going to be a tower or just some additional low (2-3 story) development condos. Anyone know?

GOOGLE MAPS: North Regina (only at this point) has been updated! Looks like it was taken literally within the last month! Fairways, Edgewater, Maple Ridge, Lakeridge Addition, Skyview, Hawkstone, it's all up to date!!

Hopefully Greens on Gardiner, Creeks, and Harbour Landing are next!
