any truth to this sketch? Blue buildings are future developments?

if this is true then it looks like a whole block of Elgin st is getting rebuilt YaY!

The other day, I saw a crane up near Sparks/ O'Connor (I think).. that isn't the Re project is it?

Yes, it is mostly accurate, although I can't think of what the development stretching up the east side of Elgin is... I believe the rendering you've included is from the Ottawa Centertown Community Design Plan created by Urban Strategies out of Toronto for the City of Ottawa.

For anyone who is interested, it’s quite a stimulating and exciting read in terms of planning material, and very well put together also.

Does anyone have any idea who owns this land and why we never hear anything about this extremely prime massive lot?

If that lot goes then someone better build a parking structure as it is the main parking lot for many of the businesses on Preston Street. Since they removed a lot of the on-street parking on Preston with the rebuild this parking lot has become quite heavily used. Agreed that something needs to be built there though.

I've discussed it a number of times over the years in various threads. Mostly because I see it as being a good location for Ottawa's next tallest - something that makes Claridge Icon seem coint & that hopefully contains some office space. Of course, it's design would be key to it being successful here.

The blue buildings are not future developments.
The blue buildings are an example of what is possible given the recommended zoning and the available lots.

As other posters have said, it's worth reading the entire plan, however be careful to separate vision (which is most of it) from law (the zoning, which is at the very end of the document).

Bid for NHL Winter Classic in 2017. Intresting fact; first NHL game was in 1917 Ottawa (Dey's Arena in what is now Confederation Park) vs. Montreal Canadians.

wow that is ugly. is it in the "penal dormitory" style? (I get the lesser architecture schools confused sometimes).

Update: Comparing them to the doors onto the balconies (assuming those *are* doors), the windows can't be that small, but taken as a whole -- is it the building's proportions, maybe? -- it seems to me that the windows look "TI-TI-Tiny" as my son would say.

Upperdate: Last word from me on this one (for now, at least) the name is almost as bad as "The RHOMBUS"

The Ottawa Construction Association released an RFP for potential redevelopment at its headquarters - 192 and 196 Bronson and 31 and 33 Cambridge that closed in late September http://www.ottawaconstructionnews.com/Archives/2012/ocnoct2012/

On page 3 of planning rationale I found an interesting piece of information regarding Richcrafts application for 101 Champagne, stating their proposal will call for 27 & 33 stories in contrast to the documents and rendered images of 22 & 25fl respectively. The information can be found in the section 'Development Activity in the Area':


Several development applications have been filed and approved for properties in proximity to the site. An inventory of this development activity in the area is provided below.
The approved development proposal for 100 Champagne Avenue South by Domicile Developments will replace a non-conforming commercial/industrial building with a 12-storey high-rise apartment building and four (4) townhouses. The apartment building and townhouses will share one (1) common parking garage creating a single-storey podium. Vehicular access will be provided from Champagne Avenue South. The six (6) townhouse units will be three (3) storeys in height with pedestrian access from Hickory Street. The townhouses will be linked by the podium to the apartment building. Parking for these units will be provided in an at-grade garage located at the rear of the units. Private amenity space for the townhouses will be located above grade on the roof of the podium.
In close proximity to the Domicile site, Mastercraft Starwood has received approval for a development of two (2) residential condominium buildings with a two (2) to three (3) storey podium consisting of townhouse units and commercial space at grade, all built as one (1) comprehensive development. A total of 324 units are proposed on the site- 301 residential condominium units and 23 townhouse units. The townhouses will front onto Hickory Street and the O-train corridor, and will form part of the podium to the two (2) condominium towers. A 20-storey apartment building will be located at the southwest corner of the site and a 16-storey apartment building will be located at the northeast of the site.
“Merrion Square Norfolk,” by Domicile Developments, is a residential development currently under construction on the block bound by Loretta Avenue to the east, Breezehill Avenue to the west, Hickory Street to the north and Carling Avenue to the south. The development will consist of six (6) blocks of townhouses and two (2) condominium towers – one eight- (8) storey and one ten- (10) storey.
Arnon has submitted a Minor Variance application for 855 Carling Avenue, southwest of the site. The application seeks to raise the maximum permitted building height to 84 metres, or approximately 28 storeys. The application seeks to increase the permitted heights of approximately 15 and 19 storeys.
The City has received an application from Ashcroft Homes proposing to redevelop the former Ottawa Humane Society site at 101 Champagne Avenue. The proposal, which is to be considered at a November Planning Committee meeting, is for two (2) high-rise residential towers in the 27-33 storey range.With respect to development east of the O-Train corridor and in closer proximity to the subject property, Starwood Group is proposing a 30-storey mixed-use commercial and residential building at 490-500 Preston Street.

According to this http://app01.ottawa.ca/postingplans/appDetails.jsf?lang=en&appId=__8ODN8V the proposal is still for 22 and 25 stories. Perhaps in their original planning Richcraft talked about 27-33 stories but later changed their mind and this is a way that the Norman Street proposals can 'play with words' to allow their desired heights.

To add what I said earlier, this is an excerpt from the staff report:

Their concept later evolved into a proposal for one tower at 33-storeys (106 metres high) and another at 27-storeys (88 metres high) and was ready to be circulated for comment to technical agencies, Community Associations and people who responded to the original proposal. However, after participating in the recent Design Charrette for the Carling Bayview Community Design Plan and being informed by staff that from a planning perspective the additional height could not be supported, the request for additional height was formally withdrawn on October 16th. The applicant, as part of the withdrawal of their revised application, requested that their application as originally submitted for two apartment towers of 22 and 25-storeys be brought forward for consideration.
