I think the Vendome, Garrick and St Regis are all currently on the targetted acquisition list to address the social issues assoicated with their patrons. The overall strategy though seemed to be to establish a framework that would be applied to new hotspots if they pop up.

Unless the CBC knows something I am missing, the basement under the old Peace Hills Trust location was converted to premium parking spaces about four years ago and would no longer be available as a retail space.The days of cheap and available locations in the core of downtown has passed.

the regis has been a pain for yrs last time i was in it was a sess pool dunno how these places are aloud to run when they violate by;aws makes no sens

what about a convenient/grocery store in the commercial spaces in sky condos right in front of the hotel? would that fly?

Only one of three left, too small likely for anything other than a tiny convenience store.

Aggressively enforce the fire code. First opportunity you get, shut it down. My city did that to all the bad hotels on my street, and now they're gone, and so is most of the crime.

what about phase 2? can you knock down the walls and make it one huge commercial space, altogether thats ~3000sq ft. or is that all sold out too?

Well, now that the civic parkade is no longer safe and inoperable, once the WPD HQ moves out, they should demolish that whole block and build a grocery tenant on the main floor with high-rise mixed use, a sizable green space area, and a parkade. That block is massive.

A modern day Farmer's Market/square with mid-to-high rises mixed use to compliment with the exchange district.

It would definitely go well with Old Market Square.

There are caveats on that land. It has to be used for a public purpose or it reverts to the original owners, rich British people. Will likely end up as RRC.

I was thinking the same thing at first, but let's be realistic...when they demolish the PSB..and if a grocery tenant buys it...there's a good chance that grocery store is going to want surface parking.

as anyone would say, i hope this finally makes the forks (if this is a new project for parcel 4) - which as we know is one of the best urban spaces in canada - finally connected to the rest of downtown and st. boniface. the forks has the hype, now she just needs to be connected to the rest of downtown in a meaningful way.

Well, That would be York and Waterfront. The link says Water (William Stephenson way) and Waterfront, S of CanWest (Shaw) Park. That sounds to me like they are refering to the Parcel 4 land.

Adding a grocery store to the East Exchange is greatly needed. I actually proposed the City incentivise the development with the money they were using for the parking garage behind the Warehouse Theatre and put it there.

And why does everyone seem to think a grocery store needs to be 1 story high? Having been to other cities, all of the larger urban grocery stores were spread over 2 floors most times, some were first/second floor tenants to office towers.

The problem is the price to lease these spaces is way higher than in the suburbs. This is why the city should subsidize -- it will increase the value of the surface parking lot in the area for additional tax revenue, it will theoretically increase the value of the properties in the area, developers would need less parking for their developments thus increasing the number of units they can put in, and it would decrease the stress on the infrastructures by possibily taking additional vehicles off the streets. And for all the Jane Jacob's fanboys, it would increase the eyes on the street, something that a parking structure doesn't do.
