so no more extra foods on notre dame and no more zellers at the bay... the downtown loses two options for groceries in the same month. I think this whole dt revitalization plan is falling apart, how is downtown going to attract residents if there are no grocery options in the area. I think the best solution would be to tear down the extra foods and build a high rise residential, with a mid size grocery store as the tenant on the main floor. Also build another midsize grocery store at the mpi lot dt.

Extra Foods isn't downtown. It is at least five blocks removed. In fact I live on the Western Border of downtown and I didn't even know it existed until now. And believe me I make good use of all of downtown's options for groceries. So really downtown is only losing on grocery store.

Zellers departure is literally unpreventable in that it no longer exists. It has been bought out by Target, and my guess is one of two possibilities, either Target replaces Zellers in the basement, or it won't simply because it only wants big box environments.

I still have plenty of options available to me. However, the Zellers is definitely gonna be a hit if not replaced soon.

Oh and they aren't leaving on the same month. Zellers is leaving in March, where Extra is leaving next month.

....again i just want to comment on this misconception - Target did not buy out Zellers. Target bought 5 Zellers PROPERTIES in Manitoba - Kildonan Place, Southdale, Grant Park and Brandon Shoppers Mall. Target bought the Polo Park property and is determining what to do with that site as they will now build new on the site of Canad Inns Stadium. Zellers is going out of business - not bought buy Target. Target was not interested in taking over the lease for the Zellers store PROPERTY in the Bay basement, thus it will close.

This may be a bias opinion cause I live in the vicinity, but I do believe this area in the photo below would make a great place for a big name grocery tenant to set up shop.
I feel that the vehicle flow in and out would great serve all business people after work to stop in before heading home to either to the North on Main , Point Douglas, or North on Henderson.
It would serve the surrounding areas of Centennial, Point Douglas, Elmwood, Lord Selkirk Park, and parts of North St. Boniface.
That would just be the vehicle traffic. This location would greatly serve the residents of the West Exchange and Chinatown and the East Exchange including the Waterfront with pedestrian traffic.
I could see the current projects in the East Exchange, now suffering to attract people, to do a total 180, with the possibility of the Exchange becoming Canada's greatest neighborhood one day.

It seems to be in places, but it could also be an effect of 'changing of the guard.' There is redevelopment momentum in the Exchange District and within the SHED. Once we see actual, ground-pounding, wallet-flipping, cellphone poking residents living in these developments, then there will be demand for exactly what you are proposing since the existing condo population plus the added units in the grocery-condo mixed development should be more than enough to support the store. Lets hope that property values keep rising so that downtown condo projects not only remain viable, but are an attractive alternative to owning a house (which can still be done quite cheaply in parts of Winnipeg).

Very good analysis; definitely a great location for a grocery store (look, someone already built some nice handy surface parking!).

that area works for me..i just purchased a condo on waterfront and will be taking possession next year. it'll be interesting to see how living downtown will be, always been living in the suburbs...

Sounds good but i don't think there is room. The red area is owned by the Manitoba Sport Federation and is planned to be used for a Field-house. I believe they require the closing or re-alignment of Martha as well. The yellow, i believe is owned by the Museum for potential future expansion or i have heard a parkade. In reality that doesn't leave very much room although it appears that there would be. Someone might want to clarify what i know but i think it is correct.

Ya, no permits if I recall, built too tall, controversy with the residents ... i remember some little old lady went to community committee to beg Council to approve it because she was homeless...

Terrible generalization but I thought the guy was East Indian and Sandhu sounds East Indian. Wondered if it was the same guy.

Target Canada bought the leases to the existing Zeller's locations they were interested in. As the stadium site and Polo Park are owned by the same group I suspect a deal was struck to have Target return the Zeller's lease is favour of other consessions on the stadium site. The old Zeller's mall location seems prime to be split into medium and small units for lease to multiple tenats.

As for the downtown location, beside the fact that it seems to be a poor fit for the approach Target is taking I suspect the lease was complicated at best and possibily non-existant due to HBC owning the building. Access to the site and free parking were likely other issues that Target had.

That said, there seems to be a long and proven track record of a grocery store having some success operating out of the basement at the downtown Bay location. I wonder if it might be possible to convince Loblaw's to open an urban store there. I heard many positive things about the Maple Leaf Gardens location and think some of those lesson could work here.

finally an update on the bond tower project

Note: Preliminary planning is ongoing. Owner is seeking tenants. Working drawings schedules will be finalized early Spring 2013 pending occupancy. Schedules for sub trade tender and construction are undetermined.

Project: proposed construction of an 11-storey office condominium complex.
