Water Garden Pavilion. 90 seats inside, 45 patio. Fully licensed. 35 jobs. Opening for concession service in mid-November, main restaurant hopefully before Christmas.

So the giant empty room with a bunch of chairs and no people is going to become something that employs and entertains people? Damn. I was hoping nothing would happen ever so I would feel justified in my fearmongering about the waterfront project.

Bruno's Contracting has received the go-ahead to move forward with the construction of Kettle Creek Dr. and Diamond Back Dr. around Nor'wester View School. This will open up quite a few building lots for single detached homes in the area. It sounds like the company is interesting in starting the work sooner than later and things should get underway in not too long. Bruno's has been busy working on the next phase of the Mount Forest development that past year or so just across the highway. I haven't checked it out in a while so I'm not sure what the progress is like there right now, but the land is all cleared around the Rockcliffe Reservoir at the very least.

Work has finally begun on the Marriott hotel across the parking lot from Superstore. Nadin Contracting put up fencing around the property today and Delta was there doing survey work and banging survey stakes in.

Manshield Construction expects construction on the condos and hotel at the waterfront to begin in about 6 weeks time.

When is the Hampton on Arthur going to be constructed? Also where are the majority of houses being built these days... is the new section of Parkdale filling up?

Not sure about the Hampton Inn... I haven't heard anything about that project in a while myself. Last I heard the developers were in a bit of a squabble with the airport about land (that was probably about 6 months ago I heard that). The airport wanted to lease land and the developers wanted to outright buy the land, which makes sense for them to know their investment is secure. Now that you reminded me of that project, I will try and get an update to find out for sure what the status is.

The newest section of Parkdale along the river is filling up fast. There are probably 15-20 homes under construction there at the moment. There are still a few lots available, but this is the fastest I remember any phase of the Parkdale development filling up. More lots at the north end of Weiler Blvd. and west of Parkdale Blvd and north of Coyote Pl. will probably be opened up in the not to distant future. As for other spots in town, basically houses are going up where one can find a lot. The supply of available lots has really dwindled that last few years. There are houses going up in the Sherwood Estates area around Woodcrest School as well. New subdivisions opening up in the next few months to a year or so time will help ease the shortage a bit given demand for lots doesn't grow too much.

Hardly even newsworthy this was the conclusion, I think anyone with the slightest amount of knowledge on good development could've predicted this one. A quick glance at the TBNewswatch comment section seems to reveal money/the cost is more of concern than the parking issue to those who seem unsure about or opposed to the project.

Should also mention that not only have the suburbs been growing quickly, but many vacant lots in the inner city has filled up fast. Simpson-Ogden is now out of vacant houses as far as I can tell (all the ones I know of have been bought and renovated but I don't travel every single street), though we have a couple apartment blocks that are either burned out or simply vacant. The lots on Mary Street that were vacant for about 60 years are all built up now. A bunch of vacant lots in the East End, Fort William's North End (Vickers/Neebing River area) and Current River are now owned by Habitat for Humanity, which has been building at a very respectable pace. Home values in the inner city are up considerable. A few years ago you could find houses for under $60,000. You can't find anything for under $100,000 now. Building lots are exceeding $80,000 in some places!

If we keep going at this pace, we'll run out of building lots. It would be controversial but I think it would be worth it to open up at least part of the LPH lands to housing development, and fill in the gaps between Golf Links and the Expressway and around Central and Riverside. The city should seriously consider high density residential development in the Intercity area.

A contractor working on a house in Parkdale the other day told me the owner of the house, which is currently under construction in the most recent phase, paid $116 000 for the lot before HST. Supposedly a piece of property in Innova Park has sold. I'm not sure of the size and I guess some more information will come out eventually.

A few forestry updates:

A third shift is currently in the process of being added at the Resolute Thunder Bay Sawmill on the Fort William First Nation. This was announced in a roundabout way quite some time ago, and market conditions and investment into new equipment in the sawmill are allowing it to happen now.

A union official is saying the Eacom sawmill in Ear Falls (which was owned by Domtar when it was idled before Eacom bought all of Domtar's sawmills in Ontario) will reopen in September of next year. I have heard quite a few rumours the mill would reopen, especially when I was working in the Dryden-Ear Falls area this summer for a forestry company. I suppose Eacom will have to reopen that sawmill prior to the building and operation of the nearby Northern Iron mine which would employ all of Ear Falls and then more if they want any workers to come back.

I have also heard a rumour a First Nations group has taken over the Buchanan sawmill in Hudson, near Sioux Lookout, with the intention of reopening that sawmill as well. Lac Seul First Nation took over managing the Lac Seul forest, in which the sawmill is located, this past summer. Lac Seul FN signed a wood supply agreement with Domtar soon after they took over the license.

The groundbreaking occurred late this past week on the conversion of the Atikokan Generating Station from coal to biomass that was officially announced as a go this past summer.

Well hopefully once a couple pioneering spirits put down some roots there, others will follow suit. The access improvements have made a considerable difference in the attractiveness of the park, I have no idea why those weren't done when Innova was originally opened up. One of the many great planning mysteries of Thunder Bay I guess.

It's what we do bed. The Hospital, the DSSAB, Innova Park, the expressways, City Hall, Victoriaville's parkade, Prince Arthur's Landing, most of our newer schools, are all built small, with the "option to expand". The irony of that being that they all ended up being too small before they even opened.

TBRHSC should be almost twice the size (and there is actually the possibility of building a separate, similarly large building parallel to it to the east), the DSSAB had more provincial services downloaded to it during construction, Innova Park always had plans for those access roads but they ignored them at the start, the expressways were both supposed to be controlled access freeways (as was part of Balsam), City Hall's renovation was supposed to add more space than it did (and the building was supposed to be capable of adding more storeys but during the renovations they found out it couldn't actually support them because of shoddy construction, so it's a good thing we didn't go that route), Victoriaville's Parkade is apparently tiny (), Prince Arthur's Landing is only just now, 40 years later, realizing it's hotels and condos vision from the 1960s (albeit in a greatly reduced form), and schools are expanded every summer now.

We have this mentality here that we're a smaller city than we really are, so we don't need anything bigger than what would be necessary for a city of 50,000 people. Except that cities of 50,000 people, like North Bay, have bigger hospitals, bigger malls, bigger schools, bigger parkades, bigger city hall, better freeways, than us.

Something is finally happening with the former Leo's or Leon's Can-Op on Kingsway Ave. at Empire Ave. The building has to have been sitting empty for at least 10 years. I noticed yesterday all the exterior white tiles on the building have been removed. I suspect the building is being renovated since they would've probably just tore the thing down if the land was being cleared (unless the tiles have some kind of sentimental value to someone that is). It is a good sign to see yet another building that has been sitting empty/neglected for quite a while getting something done to it in Thunder Bay.

The former Bouclaire Home store by Winner's, Staples, Chapters etc. in Intercity is becoming a Dollarama. Dollarama is proving to be very stiff competition for WalMart, so why not open up on WalMart's door step. I guess Shopper's Drug Mart and Tim Hortons will be welcoming Dollarama into their Thunder Bay fold by now.

I noticed the other day that there is a Liquidation World in Northwood Mall. When did that happen?

I think that is only the 4th location (Arthur St. Marketplace, Northwood Mall, Thunder Centre, and now this one). They really don't have much of a presence of the north side of town, so I suspect another one will pop up there. I'm not sure what happened to that outfit from Southern Ontario that had all the big plans for County Fair (maybe they are waiting for Wal-Mart to open, which it now has, before deciding to do anything), but I can see Dollarama opening up in the County Fair area especially with Wal-Mart being there now.The right demographics exist in the area as well that would support a Dollarama well.

I haven't noticed Liquidation World at Northwood Mall either. I wonder if their Memorial Ave. store is still open? It has been a fixture along Memorial for a while now so I kind of drive by without taking any notice of the place anymore.

You're thinking of Liquidation Warehouse. It's still there. Liquidation World is a different company, I think they mainly sell clothes and household items.

The group looking at County Fair Mall backed out of the deal. The Walmart development is separate since the Zellers was HBC owned property. It is a different parcel of land from the mall and will remain there if the mall is demolished. I think the Canadian Tire building is a separate parcel as well.

It hasn't been mentioned in here yet, but Quality Market has "closed". They're not "bankrupt" or "out of business", they just said "closed". Not really sure why. They had everything 40% off for a few days and now they're not operating.

I checked into this today, and no one really seems to know what the hell is going on with this one. It seems this project has pretty well fallen off the face of the planet for the time being. The job has not gone for tender, which means its definitely a while out yet.

I was told by someone from a local financial institution that it was a financial decision. I am sure the exact details will come out with time once things work themselves out a bit. The owners probably can't say too much right now.

While we are on not so good news, one of the funding partners behind "The Club" condos has supposedly pulled out of the deal. This likely explains the slow progress at the site. I am not sure at this time what it will mean for the project going forward. With Dowland Contracting recently jumping into the mix, it only makes it that much more complicated to understand. I have no idea whether Dowland is bringing money for the project with it, or if they just got on board to get the job building the place. A lot of members of the TBCC are also share holders in this development, which could make it really really messy should the 🞵🞵🞵🞵 hit the fan. On a more positive note though, I was at the site the other day and a few workers were down in the hole mulling about working on the foundation.

Liquidation World has been there for quite some time, awhile ago it was remodeled and changed the logo to "LW" on some of the item sale tags, you can see "Big Lots" label, which is the US counterpart to LW

The exterior sign has an LW logo now. I only really noticed it because when I was coming home from Winnipeg in September, the city bus I was on going out to the airport stopped at an LW for 20 minutes so the bus driver could buy clothes and it reminded me of that.

So, you know, think of that before you complain about our bus driver who goes to Robin's for a piss every once in a while.

The Golf Links corridor study may offer some insight into the closing of Quality Market.

A substantial amount of the floor space within these Walmart stores is likely to be food-oriented retail space. Based upon the forecast market impact of the first Walmart store, the introduction of additional Walmart stores within Thunder Bay is expected to result in up to another 13% reduction in sales on a sq. ft. basis within all existing supermarkets in the City of Thunder Bay.
If profits were marginal in their stores, they may have elected to cut their losses early.
