What office aspect? Because I've been saying for years that there should be an office tower built on the Cal Plaza 3 site (be it Cal Plaza 3 or some other office tower) that would house civic center workers since a lot of the buildings in the Civic Center are outdated.

There was some deal- I forget the specifics exactly, that a federal office building of 400,000 feet would be built along with the courthouse, and the current, 1930s courthouse would be renovated into creative office space.

That's interesting. The office building was supposed to be on the same lot as the courthouse, but there doesn't appear to be any room set aside for it. Maybe they're opting for a different location.

Honestly though, I'm not a big believer in the property trade-off proposed in the deal. I'm not sure why any developer would want to pay $50 million out of the pocket, just so they can spend even more renovating an 80 year old courthouse.

^ Agreed. I think that deal is pie in the sky and dead on arrival, to cram two cliches into the same sentence.

The structure of the deal - proposed by the City Council, if I remember correctly - was to place the 400,000 sq. of office space, built by a private developer, on the same block as the courthouse, to be leased out to the City and/or County. In exchange, the developer would get a somewhat sweetheart deal on the current County Courthouse, which may require $250 million in seismic upgrades to get a certificate of occupancy again. Many experts came out and said that that deal is likely not feasible.

As for why this design doesn't take that office requirement into account is likely because this design was commissioned and completed prior to City Council dreaming up that office swap deal.

No, it's definitely Cal Plaza 3. Same shape as 1 and 2, and Zen Tower is on the other side of the street.

Zen Tower was proposed for the NE corner of 3rd and Hill. The tower in question is located at the NE corner of 4th and Olive, where Cal Plaza 3 was proposed, and Angels Knoll currently sits.

The base of Apex is no longer terra cotta. It's now a soft cream color. Much more classy looking.

I am not sure what to think of that "Dallas white" color. The orange base gave it some edge and character.

IMO the Orange base was too dark. It made it appear a little dank. While I'm also not sure what to think of the lighter color, it highlights the base of the building more than the Orange did. It seems to have a greater presence with the lighter color.

I too preferred the orange, but can live with the off white. Now, if only they would build the second tower...

Was the Zen canceled and if so what is the status on that lot?
