Seeing the Haysboro storage yards in Calgary, it's definitely got enough room for future LRV's and rails...

Anyone from Calgary SSP want to help me out here, with Haysboro measurments?

Very cool. It is nice to see the residences up closest to Portage to create some density with the Alt Hotel tower. It will be nice to see the renderings for the condo tower when they become available. It appears to be a total of 22 storeys with the parkade.

Agreed. At the same time though, it would be really nice to get people on Ellice.

I agree. But i think here you have a case of walking before running. Ellice still has a bit of a stigma about safety and i think that this could help to move the area in the right direction. Think honestly, if you were the investor and had done all of your homework, where would you place a residential tower - nearest Portage or on Ellice.

....i know for a better chance at ROI i would choose Portage.

I wonder if the retail component on the NW corner (Ellice and Hargrave) will have elevator shafts built to allow for another tower.

There was talk on the WFP for a potential second residential tower to the North of the one presented. So in time it could very well happen. I am very happy with the parkade design. I was walking by the radisson, and had feared something like that would be built. But the unique design is very —.

Also, anyone else excited by the prospective floor to ceiling windows? I have been waiting for Winnipeg to get those!

I believe that they have currently redesigned the parkade to allow for the construction of one tower on the south end only. Before i don't believe the parkade was actually designed for any tower construction. Two towers was just a conceptual idea.

From projects I have worked on, it becomes very expensive to try and prepare for "future" expansions in a structural sense (piles, walls, etc.) Especially if these future expansions never pan out.

As a mostly private venture (tight budget), I would suspect that unless they know damn well a second residential tower is going up, there won't be any significant prep for it.

Average restaurant size would be 3-5 000 square feet would it not be?

yeah, the larger chain ones (Moxies) are around 7,000... I don't know if that block can support 4 new restaurants though (not to mention others opening downtown).

If you think about it though, there will be 140 new apartments right on top of it. Averaging 1-3 people per apartment that is potentially 280+ people being added right on the block. That isn't including the potential residential being added to the MPI lots (if that is what was approved).

If you look to the east exchange/waterfront drive, it takes a lot more than 140 units to start getting anyone willing to put any new retail or food options around.

That isn't necessarily true. Restaurants have been popping up all over the exchange over the last couple of years. And there are constantly announcements for more. Also, this is 140 units in one single location. This doesn't include the 2 MPI lots or the ALT Hotel. It also doesn't include the two potential residential highrises on River Ave.

Thumbs down

according to the first rendering, Winnipeg's population is primarily all younger women.......

but if there is a potential for 280 permanent residents plus lets say with a 154 room hotel that is occupied with 210 guests, we could say that the development will have 490 people on that block.......hypothetically of course
