Two things:

1) Regarding the article at the link you provided, correlation does not equal causation. A similar graph could be made by substituting CMHC issuance, or credit availability with Vancouver home prices.

2) As for the part I quoted in red, I've consulted in various industries and it's remarkable how much conventional wisdom is wrong. Often, those who "just know" have their businesses destroyed by competitors who actually spend the time and money to collect the actual data.

So, my initial question still stands. Moreover, you implied, with a relatively high degree of assurance, that the building (near the No.5 Orange) in which you own (live?) has a very high foreign-owned component. What is your evidence for this? I'm just curious as I have no idea how many foreign-owned condos there are in my building and wouldn't know where to find that information.

Pinnacle seems to know how to work the UDP better than most since it also managed to get their building on the corner of 2nd and Crowe through with no retail on the 2nd Av. side. That building is already showing more discoloration and grime than one would expect (there was a picture in this thread a while ago).

Actually, that likely flew through UDP. It has their calling card written in bright letters: design, dulled by committee.

Yeah, I have the pleasure of seeing that building every day too... another formless blob of cheapo spandrel, and as you said, looking grimy already!

Tell that to the poor folks in charge of marketing Atrium at the Pier

No but in all seriousness, we're in a sorry state when the nearby social housing at First and Main looks higher quality than "luxury" market housing...

Excavation of Bosa's Lido project is moving ahead on Quebec St between Central and the Burger King.


Another building finished demolition at Cressey's Meccanica development leaving this one at the east end of the site and the office/show room building at the west end of the site. This building is being prepped for demolition.


Demolition continues at the West project on 2nd ave between Manitoba St and Columbia St.

Medical/Dental office is opening in the Olympic Village besides the TD bank location. MedicalDentalAtFalseCreek.com is their website.


And the last location of future retail could likely be the Village real estate sales office located south of the TD bank location.

PLUS the red elephant, aka The Salt Building, which you may recall was orignally slated to be occupied by a Mark James Group BrewPub.

Stranbge thing is- it doesn't look that much different than the renders...although there is more spandrel..
Maybe the glass balcony enclosures will help unify the facade.

Wow, that's a huge spot for a pub. A bit of a kick in the nuts to Tap & Barrel.

It was originally leased by MJG (Mark James Group) IIRC, but they pulled out. Maybe they've now renegotiated?!

WCFC W1 Crane was removed a month or so ago, and now the Construction Elevator is getting removed:

WCFC looks good. The bits of coloured spandrel look good.
The towers aren't extraordinary, but they aren't awful, either.
