No hobos there. This summer the OV finally looks alive. Credit more people living there and the opening of T&B. The community centre has been full since it opened, but now people are enjoying the outdoor spaces more.

My take is that Concord's "Smart" project was built in anticipation of the "wave" of gentrification in the DTES that was anticipated by developers, but wasn't "allowed" to happen after the Woodward's project got under way.

Remember there was that buying spree of properties all along Hastings?
...including the empoty lot of Hastings where Concord proposed "Greenwich" but from which it retreated after DERA protests. That site was last proposed as a community amenity contribution for density associated with Concord's projects near the Cambie bridgehead - i.e. Concord escaping the DTES.

More of a miscalculation than intentional mis-marketing - the boom just never came (DERA didn't allow it to happen).

Developers have since moved on - to Southeast False Creek....

Developers haven't moved on, trust me there is a lot of activity behind the scenes. Nothing will happen until after the DTES LAPP is completed but there is things in the works.

Concord does come up with some weird ones. Didn't they call one of their buildings "Aqua" when everyone had leaky condo problems.

^ I would be a cautious buyer if names like "Plumb" or "Code" were ever proposed. Though, a project called Level was recently finished at Seymour and Nelson...

You are so misinformed. Powell and Main is two blocks from Hastings and Main.
So is Bao Bei and the Keefer (Keefer and Main) Do you want to walk over there and tell them they are living/doing business in the ghetto?

You have no credibility as far as I am concerned.

I should also add the building's retail consists of high-end bakery, a women's boutique clothing store and a bike shop selling $5,000 Italian road bikes.
So obviously it's been years since you've been in the area surrounding the building. Anyway, enjoy Yaletown. It's boring as batshit.

Signage is up in the village for a new pet supply store called Bone and Bowl and a new dentist and medical clinic. Looks like that only leaves the Salt Building and then eventually the current sales centre space left to lease. Anyone placing bets on who the final commercial tenants should/will be?

I think the Salt Building should become an indoor market along the lines of a mini Granville island. The retailers would self-select so as to complement Urban Fare rather than compete, though competition could be good for consumers.

I think it's too big a space to dedicate to single use. The are could probably do with another restaurant but on a much much smaller scale. Not sure if a giant pub/restaurant would make sense.

That's a great idea, make it kind of like the new version of New Westminster Quay 'River Market' with some deli, grocery type small stores, gift shops, a food court like area with independent restaurants (not six A&Ws and a starbucks).

It's an interesting idea, but with the City as Landlord, I doubt they'd be willing to take the operational risk on having so many small tenants. Heck, they can barely handle attempting to lease out an entire building to a single occupant!

It will be interesting to see how the Village and surrounding area fill out. James is currently starting occupancy (on the Tower) with more residents coming this fall (to the Low Rise). Pinnacle's most recent building is slated for completion in Q4 and WCFC will likely start closings in Q1 2013. These three developments alone will double the number of residents in SEFC!

What is the your source for this claim? I've tried to find reliable information regarding the citizenship of real estate buyers in Vancouver, but have been unsuccessful. Any information would be greatly appreciated.

Sorry for the poor bus pic, but I pass this pile (Pinnacle Living False Creek) every day and yet continue to be shocked every time by its sheer atrociousness. Could someone remind me again why we have the UDP if not to kill things like this with fire before they've left the drawing board?

You would have to search the land titles for that info.
Although people in the business just know.
