Anyone else had a chance to review the changes to the low density zoning and mature neighborhood overlay regulations ?

#1 is much cleaner and less obtrusive, looks like a mini version of the new Walterdale.

Agreed - less is better - opens up the street beyond. That said, I would rather wait and then fill the hole in 5 years from now - and level it like was done on 109. Otherwise, it will always be on the other side of the "tracks".

It is development related.

More like dreaming of redevelopment.

I wouldn't hold my breath of anything happening there for some time. We'll see if my long tested theory that night clubs are the death toll for buildings rings true

I really wish that the bridge would disappear and the road and sidewalks brought up to grade. That's really what needs to happen there.

^ Apparently that's not happening because the RAM is already designed with the current grade in mind, and not going to be revisited as I understood it. At the very least if the sidewalks are brought up and over the bridge, I think it will be a huge improvement.

I like the idea of the sidewalks being raised, but the bridge still creates such a barrier. The arched option seems the least intrusive, but I really question why a bridge is needed there in the first place. Most people coming in from the NE on the MUT turn off on 96st at the police station, and the land west of the bridge will be a giant wasteland for the forseeable future... extremely unhospitable territory.

I think they should flatten it like they did with the underpasses on 101 St and 109 St.

Either design looks great! Does anyone remember those murals that were on that bridge prior to the Stationlands placards that are there now? Traveling north they were blue, and were representative of all things north. Southbound there was a yellow motif that was supposed to represent farmlands. It had a name, and I even saw a documentary on CBC about it. For the life of me I can't remember it, despite Googling it for the past 45 mins.

the art installations you remember were fans made of folded steel on a structural frame. they were dismantled and turned over to the city and there were plans to mount them on the old city market building on 97th street although that obviously didn't happen with the market being relocated and the building redone. i don't know where they are currently and don't know anyone that does either...

as for the "design options" put forward, they are not really developed as much more than "placemakers" for discussion purposes. one of them is a new bridge and the other depicts a reworking of the existing structure (and even then the north elevation shows the existing supports in the middle of the road while the one shown here does not). and neither of them deal with the actual edge conditions that would need to be respected on both sides of the road to make them work.

Re: Proposed new pedestian bridge

option one looks like it'd cost a lot more to put up whereas option two still uses the same structure that's already there no?? I don't mind option two whatsoever, the design makes sense being in Chinatown; maybe paint the concrete walls at the bottom.

What 'barrier' or 'other side' does this little underpass really create? I understand the concern here but I don't agree with the level effect it has on the street. The one on 109st was a lot bigger and uglier. I was very young when that was up and still remember it; yet barely noticed the 97st undrpass till mentioned here.

The effect is a bit muted right now because both sides of the underpass are pretty sketchy, but it definitely exists. There is a separation there, and it's a missed opportunity to glue the 97th st Chinatown strip to the downtown area to not bring it all up to grade and make it a lot easier to walk north up 97th st.

If & when the RAM is built, it will make that area south of the bridge a lot more lively, but having the barrier north will keep a lot of people from heading north, which is too bad because there is a lot of potential for that strip

If the sidewalks are continuous there is no barrier, because when we're talking about people wandering from downtown we are talking bout wandering on foot, not in their cars.

Few cyclists continue across 96st because there is no current good access at 97st. There's the sidewalk on the east side of 97st, but you have to go down a fairly busy set of stirs to use it, and that's illegal anyway. There is no access to the sidewalk on the west side of 97st, unless you go through the parking lot, to 105 Ave (it's in extremely bad shape) and then go under the bridge again on the sidewalk. I use it regularly but then I work north of downtown.

it looks like these proposals could fix the problems and make it useful for far more people.
