don't forget shapes plans for lougheed mall as well

I drove past boundary and lougheed today and noticed that large parcel of land on the north east corner has been sold and there were crews out clearing the site. does anyone know whats planned for there?

Also, Park royal is moving along with their expansion. the parkade in front of the south mall is coming down pretty fast.

Does anyone know who controls Sharpe Properties? They must have some serious institutional or offshore backing to embark on two projects of the magnitude of what we're seeing with Brentwood and Lougheed malls.

From what I have heard Shape is backed by mostly local (BC/Alberta) private money. They are not a residential builder and would partner with an established residential builder to build the towers - the guys at Mosaic Homes are close with Shape Properties and are/were supposed to partner with them in building the towers - but as Mosaic is not a tower builder - I suspect that it will eventually be another builder.... this is all from heresay and I don't have any reliable sources on the above info.

That was purchased by Open Road Auto Group (7.413 acres) zoned for commercial only.

As VanK suggested, there is rumour that Shape will sell their interest or partner with an established developer before building out Brentwood.

Thanks for the info!

Also interesting to hear about the residential partner. I know Mosaic have never built a tower, but ParkLane have never built a tower either and now they're going to build 4 at the Brewery District...

The south Tower of Emerald in Richmond nearing completion (and still units for sale). I it just me, or compared to the photos in this thread from a year ago, work seems to be going pretty slowly. Nice curve to the roofline to break up Richmond's tabletop skyline.

Mandarin residences in richmond have sold over 250 units. This is the project at the very end of Canada line

First rendering I've seen of Cressey's M3, which will be Coquitlam's tallest at 42 floors. Contains similar elements to Elan:

I came across this project named Gateway on the Buttjes Architecture website. It's for an area near the Gateway skytrain station in Surrey. Have we already seen this or is it something new or maybe just a study by the architect?

Open Road Auto has applied to construct a mixed-use development which would include office, auto sales and service, with accessory restaurant, retail, and commercial uses.

I think we will have to do some rewording on the main draw of condo developments in Metro Van: from "location, location, location" to "SkyTrain, SkyTrain, SkyTrain" - where on-site and nearby amenities are mentioned after rapid transit in many sales brochures.
