That looks like something that could be build in St-Leonard. Not very inspiring. How close is it to downtown Halifax ?

It's in pretty much the St-Leonard of Halifax. This is near the edge of the core in what's currently a hideous strip mall/big box type district. The surrounding buildings are things like Superstore and a Canada Post sorting depot.

On the one hand they could do a lot better (there will be 4 curb cuts and garage door entrances for this development for some reason), but on the other it's not like this is downtown. I believe they're reviewing the planning requirements for this area (currently they probably date to the 70's), so hopefully in the future the surface parking will be out.

It's just on the outer edge of the layer of inner-city nabes surrouding downtown. So a few km perhaps. Near the Hydrostone for anyone familiar with that.

It looks fine to me. What exactly is anyone expecting? I'm sure people will be happy there.

I'm sure all the residential parking will be underground, the surface lot is for the ground level retail. Wouldn't want the other strip malls to get jealous.

The problem is that it won't be very pleasant to walk near this development.

A few blocks away from this area there's another neighbourhood with a mix of old storefront shops and newer mixed-use condos. That neighbourhood is dramatically more expensive and more desirable than this one.

I think the surface parking is a "tragedy of the commons" type of situation. Businesses and residents like the convenience of surface parking for themselves, but a large percentage of people also prefer neighbourhoods with characteristics that are incompatible with lots of parking (lots of amenities, quieter streets, greenspace, etc.). It's exactly the sort of situation where a city planning department should step in. In this particular case it also makes sense for the city to step in to correct some planning mistakes they made in the past (wide roads with poor sidewalks, buildings had excessive parking and setback requirements, rmixed-use buildings were not permitted, ...).

Here's a gorgeous more orthdox looking lo-rise proposed for Oakville. Downtown Oakville has its share of good and bad modern historicism. However, the architect has just nailed the proportions in the render.

^I'm quite interested to see how this turns out. I guess all will depend on the materials. Although even pre-fab might look ok. It does look promising.

I can guarantee you the developer will use real window mullions as opposed to the tacky/fake built in muttons. That's a good start.

However, my gut is this will be done in pre-cast and have similar prefabby details like a lot of the neighboring buildings.

I really hope the it recieves a similar precast treatment to the west wall of the 1 Bedford development in Toronto. Don't forget pre-cast can be chemically treated to look 10x better.
