I like the design of the building but the thing that I like the most is that this is further indication that there is or will be a pent up demand for more office space in downtown SLC. This may be inspiration to others that are holding onto properties that could be developed in a similar matter.

Love the building, hate the parking. Having a two story parking garage that wraps around building is a waste of space. Cut it in half and add two or three more levels. And Retail at the front of it is a must.

Also the lobby layout of this building reminds me of the Chase Tower on Main. ( AKA One Utah Center )

While it is a totally different product, it could easily help to spur the demand for the Cowboy Partners residential across the interesection to the NW. It would be nice to have that corner built out.

As for the 100 S side, the parking behind the building is narrow enough that it won't bother me, as long as the face of the parking is well designed.

Wow. Really? Was that designed in 1988?? because it sure looks like it was. Even the graphics used, looks like it was done in 1988. The design ability in this town certainly is lacking some times.

That being said, it is nice to see some denser infill there, and it's exciting to see 100 south become a more defined downtown corridor with multiple buildings on both sides of the street that are 10 stories and taller. It's also adjacent to the east end of City Creek Center, which helps to enliven that end a little more.

I know, right? Sad that they can't design a more modern looking building for this. UGH.

I guess it's an improvement, but the building looks like something you'd find in Sandy.

I think it looks great as is. If that retail portion on 200 east is built there will only be a narrow portion of parking garage visible from 100 south as future mayor pointed out. As far as the look of the building, sure it's nothing to write home about, but must every new building be something earth shattering?

No, not earth shattering, but the '80s called and they want their design back. Most other cities in America are creating buildings with designs from the '00s and '10s, not the '80s.

Lets not give that to Sandy. I would give it to Provo or Ogden first.

Thing is would Sugar House take something 180' tall. I remember when the buildings along 13th sough was originally going to be a 10 floor building and had to cut it down after all the NIMBY's complained it was to high.

The biggest issue, IMO, is if the parking garage doesn't have retail on 200 E, 200 E will have a horrible sidewalk presence. The south end of the block is the horrible Century Link building that has zero street/sidewalk presence, with a small parking lot to the north, a quaint little house next to that, then the new parking garage. If the parking garage doesn't have retail the stretch of sidewalk will forever be HORRIBLE.

So make sure to bring that up in your e-mails to Mr. Dansie. I may actually try to attend Planning Commission next week, simply because of this one simply issue.

101 S: I agree that the parking garage will have too much of a presence on 2nd East. I like the idea of putting commercial space along there to hide the garage. I think 9 to 10 floors of apartments or office space above the garage would be good, too. If the developer doesn't want the commercial space or more height above the garage, maybe he could set it back from the street 15 to 20 feet and hide it behind landscaping. Every city I've been in has parking garages abutting the sidewalk and that sidewalk always seems to be dirtier than the sidewalk in front of offices or apartments or commercial space.

ArtSpace is going to construct another building behind there newest development on 800 South and 400 West. Apparently the current building has been nearly full since it was completed. Not sure the number of units just saw that they were in to discuss the expansion and some of the technology they are using. It's going to be a net zero building for energy use.

That should be good for the neighborhood, more residents, although it's restricted income so not a whole lot of retail will follow, but it may create more of a buzz in the Grainary District for additional residential opportunities to start to pop up.

One more time regarding 101 S 200 E.

If you e-mail Mr. Dansie about the need for retail in the parking garage, your comments will be include in the staff report to Planning Commission.
