See my post above for thoughts on that. Developers - particularly those that lack deep experience (and let's face it, many times even those that do!) claim all sorts of exciting things in the public realm. Debt and equity financiers often think otherwise (or, they know the gig). My expectation is that we'll see dirt move to and fro for quite some time (soil remediation, other?) before any true footing work begins. Time will tell, and nothing would please me more than to be proven overly skeptical on this one!
