Have you actually been to the domain? It's short spurts of 2-3 story "mixed use" development seperated by big-box retail locations complete with surface parking lots. The thing isn't walkable in any way shape or form. Save for a very small section between the Macy's and Neiman's. And all of that relies on driving to get there and park in one of 3 garages in the area in order to make use of it.

Also, I don't know what kind of "long term" vision or planning ought to rely on an economic collapse to drive out high end retail and bring in "useful" tennants to make an area successful.

If you haven't noticed the high end luxury retailers did pretty well relative to lower-end or middle of the road retail during the last recession.

Bottom Line.
The domain sucks in the future.

Also, Seaholm will still be more than just offices. It'll have a lot of retail, just not all inside the structure.

PS. WHEN THE FUCK ARE THEY GONNA BREAK GROUND?!?!!??

Ok fair enough... I still think it could have been done as it was originally planned, something like the Ferry Building here in SF would have been nice for that area.

Agreed. Still, nobody has an idea on who the tenant is. As all of you know, Seaholm has been a huge favorite of mine (and every other austinite) forever. I want more info!

3rd & Colorado - Pre-leasing Emailer

The below emailer showed up in my inbox yesterday (Wednesday). It was sent out to all of Austin's commercial real estate brokers. I guess it'll be a race between Cousins and Endeavor to see who can build their building first - 3rd & Colorado or IBC Bank Plaza.

I just realized that's the SW corner of the building. I had always assumed that was a Congress view! So it does not sit on Congress at all! Damn, I can't believe I didn't realize that. You can see the parking lot from the Alley to Congress in the rendering behind the building. I had always assumed they were building on that enter end of the block.

I would rather have had the planned hotel on that part of the block and have this office building on Congress. Oh Well.

Yea, I love this one!!!! Of course I wish it were taller....I didn't realize it was going to be a full mixed use, good for them. That should make the Endevor project more viable. That one is part of the Green land right?

Remember that the North and East sides of this building could have other buildings built. So those sides that they don't show could be quite bland with either no windows or if stepped back from a property line those window views would be quite small. The view from the Frost Bank to this building could likely be plain solid walls or windows with possible no views if future buildings are built on the parking east lot or on the north side too. It may only be half awesome? Remember the side of Austin Lofts? (across from Republic Park) Plain solid wall!

I think we'll be able to have both. I think people are just concerned the market can't handle two office projects. From what I've read in a few articles quoting the market pros, they say it can. I think they said at least 500K square feet could be developed and absorbed within 2 years. That would roughly be this tower + the IBC Bank Plaza.

Now where it gets tricky is with the GreenWater office tower which is planned to have nearly 500K square feet of space. And then 3Eleven Bowie is supposed to have 42K square feet. There's also a 15-story office building for Whole Foods, and there was even that ~400K square foot Shoal Creek Walk project.

Right now 3Eleven Bowie is closest to breaking ground, followed by either Colorado & 3rd or IBC Bank Plaza. And I'm not sure about the others. I would assume GreenWater will break ground next year, but it'll probably be in phases, so we might not see the office project for a while, and it could change in size.

No, the office tower at GreenWater, along with all the other buildings at GreenWater, are being developed by Trammel Crow. IBC Bank Plaza is being developed by Endeavor, as is 3Eleven Bowie which will have mixed use with apartments above and 42K square of office space below.

You mean Plaza Lofts, and yes, it most certainly is plain on that side! I doubt they'll do that on this tower, though. This is being designed by a rather famous architect (Duda/Paine). I am glad it is going where it is. There a small part of the parking lot that goes to Congress where something could be built, but it is only like 80 feet. The Colorado side of that parking lot takes up a much bigger part of the blocks so they could build a bigger building. To build this on Congress they would have to destroy some nice old buildings with nice places like Manuel's. I originally also thought this was going on Congress and was about to go full on NIMBY as hell to save my flautas.

Also if we do assume that it won't be a pig on the other sides which I think is fair considering what Kevin said, the building will provide a nice backdrop to whatever smaller building is put on Congress. Also because of the lots in question, most likely whatever sits on congress will be much smaller which should reinforce that at with the bottom 13 (I think) being parking, all of the office space will most likely have views regardless of what is built on the other lots.

Also isn't there like a setback height limit on Congress? How far from the street does the height limit go? The parking lot at Congress and 3rd is 80 feet tall (along Congress) and 160 feet long (along 3rd from Congress to the alleyway.) The old buildings that are there are 80 feet long taking up half that length. I am guessing the height limit setback is about that long?

I read in one site plan elevation I was looking at that the setback requirement is 60 feet from Congress and 90 feet tall.

The podium level of The Austonian gives you a pretty good idea of what a building looks like when it adheres to that setback requirement. The podium level of The Austonian is exactly 90 feet tall and the tower portion of the building is 60 feet from the street.

You can measure the distance in Google Earth and see. Also the building elevation lists those numbers.
