I don't mind the design. Just wish it was taller then 21 floors and 308 feet. 222 south main is taller.

7. City Creek Center Condominium Tower 1 32-stories
8. Market Station Tower 27-stories
9. 222 South Main 21-stories
10. 22-story Condominium Tower ( Note this might be the same as Number 11. )
11. Lehi Condominium Tower 1 around 20-25 stoires
12. Lehi Condominium Tower 2 around 20-25 stories
13. City Creek Center Condominium Tower 2 19-stories

I agree. It looks too much like the Key Bank Tower – a big boring box. It needs to have more personality. plus it would be nice for 30 story building there..... or any where...

Close-up Update - Urbana On 11th - By City Home Collective

http://cityhomecollective.com/blog/salt-lake-condos-urbana-11th/

By Cody Derrick

Cody Derrick is the founder of cityhomeCOLLECTIVE, but he is far from your average realtor. Rather, he’s a rustic culturalist with a hint of urban sportsman. He’s the neighbor you always wanted. Cody offers every client his talent to help you uncover the place you call ______________ (insert: home, work, heaven, etc.). With a unique pairing model, which gives rise to the client mantra ‘love where you live’, Cody is pioneering a cultural and social movement for realtors spanning the globe.

Urbana on 11th Condos

Neighborhood: Sugarhouse

List Price: 209,000.00-441,000.00

Property Profile: 30 units on 5 levels; optional lofts in a brick-constructed building in the heart of Sugar House. The building features everything from live/work units to 2 bedroom ‘plus’ units (units with 2 bedrooms plus a patio or loft).

Our Opinion: Typically, we choose our ‘One-Off’ based on the uniqueness of an individual home or condo. Today, our choice is made because the location is as unique as the building. New construction in the heart of Sugar House is as uncommon as it is dreamy. Your own address on 2100 S and 1100 East… that cannot be topped.

I like the size of Tower 8, but not the design. After the sexiness of the Regent and the deco-inspiredness of the Promontory, it's pretty horrible. We have enough boxes.

I like it for several reasons.

1. Sometimes all a building needs to be is just a building. Simple form and function. Not every tower is going to be the tallest or the most architecturally inspiring. Just be glad our economy does not have us looking at half completed concrete wonders (like in Vegas...that was a shocker).

2. The length of the building goes north to south...and would complement the Keybank tower.

3. Have you looked at downtown from the east side lately. Its not pretty. Sure from I-15 and the buildings rise beautifully but especially thanks to the partnership between the WellsFargo and Chase building (buildings i like) it looks like your at the rear of down town. This will really make it for a nice view of the buildings getting taller and taller.

4. back to number one...The design...its nice. I don't want every building in the city to be the most amazing thing EVER!!!!!!!

I like it also TimeSaltLake. At first glance, I thought boring, or just another box, but then after paying more attention to
the details, IMO, its very nice. The rendering, as so many do, makes it difficult at first, but there really are a lot of
detail and interesting design angles to the building. I think it's far more interesting then the Key 'Tower' itself, but yes
it definitely compliments both Key and also Harmon's very nicely. I like the design massing elements at the base,
running along State Street. The materials and glass element throughout the Tower, and the angular window design at
the top south & north ends. Also, the engagement at the corner of State and 1st is a nice touch. Anyway, I think it's a
good fit for that location. Also, I think we need to have a better idea of the exact glass curtain, before passing final judgement.
Kind of like 222 So. Main or The Federal Courthouse. This seems like a curtain that could prove to be another very
stiking addition to the Downtown.

The sandstone building and the D. News building have never been on the list of buildings to meet the wrecking ball for the UPAC. If you look at the image you can see that the sandstone building is "saved"

As for Tower 8 on State, I am having conflicts on the design part of me likes it, and part of me doesn't. I like that it's all glass, so at least it's a class box rather than a white box with windows. As was mentioned, I too like the way it addresses both State and 100 S, it has very good sidewalk level engagment. An idea I had was to keep the basic design, but maybe the northern half would only be 8-10, maybe 15 floors, and make the southern half (on the corner) 5 - 10 floors taller, or maybe a stepped approach in three sections. Either way resulting in the corner section being 5-10 floors taller.

Yeah Future Mayor, I could see the stepping back as an improvement. Also, think it should be a 10 stories taller as you previously suggested.

It's crude, but here's a 10-20-30 + a crown model of the same building. At the same proportions of 21 floors at 308 feet, this would be 30 stories at 440'.

You can have a nice, simple tower that isn't a box. The height doesn't even bother me (I don't care as much about the height of a building nowadays), but I contend its very dated. It looks like something that would come out of the 1970s or 80s and my problem with Salt Lake's skyline is that, even today, a great deal of our towers are from that era - especially in that area (University Club, Key and the new WTC).

I don't necessarily want some elaborate design - but if we're going all glass, something like this:

Or

That latter one would look good minus the ugly spire. I just want something that is more than just a box. We have an abundance of those already.

I like the second building, I don't mind it with or without the spire.

Like who? Phoenix, Albuquerque, and Boise all have inferior skylines to SLC. Vegas doesn't have a real skyline. Only Denver's is nicer.

I love your concept Future Mayor. I don't hate the rendering, but yours would be much better, in my opinion.
The date indicated on the rendering is 2008. I'd be surprised if this it still stands.

If I remember correctly, isn't Tower 8 behind the UPAC Tower?

I think I remember that there was an agreement between Hamilton Partners and CCR that stated CCR won't built Tower 8 until the UPAC Tower is constructed and 50% or 60% leased.

The agreement was to help encourage other developers to build within SLC and not have only CCR pushing development.

The article that I think this came from is a few years old so my memory might be off on this.

If it is correct, we should see a change to the design of Tower 8 as the market will have some influence in it.
