Foreign investment in NYC commercial properties doubles

"While foreign investment in New York City residential real estate has captured the headlines, Massey Knakal Realty Services Chairman Robert Knakal appeared on CNBC’s “Street Signs” this afternoon to say foreign investors have also sought commercial properties (see video above). He reported seeing twice as much foreign investment in real estate thus far in 2012 as he did during the same period last year...

...Like the residential buyers, commercial investors are making their investments completely in cash despite the record low mortgage rates. Knakal attributed the trend to global financial uncertainty and said foreigners most covet the highest-quality properties.

“They are loking at buildings in New York City as safety deposit boxes,” he said. The buildings provide an average annual return of about 4 percent to 6 percent, according to Knakal."

Also, about 3 or 4 blocks north of this site on 5th Ave so 31st-ish, there's another construction site with a crane on site and a concrete building set back from the street wall that's ten stories up. Any ideas anyone?

The mystery project on 5th might be what I posted below. But what I saw was already up several stories, and this article says that this project is going to start in 2013, and what I saw was on 5th, and the project below has a 31st address. I still think this is that mystery project, but I could be wrong.

Once-stalled boutique hotel back on track
English private equity firms buys 31st Street site for $13.5M

"... Commune, a joint partnership between Thompson Hotels and Joie De Vivre Hotels, will manage the 33-story, 260-room boutique hotel, which is slated to have a 125-seat restaurant and a rooftop bar.

Construction is slated to begin in early 2013, with the hotel opening in 2014 or early 2015, according to Simon...."

Something to keep an eye on...

Despite “surprising” success of Midtown South, Zuckerman plans second new Midtown office: VIDEO

June 25, 2012 03:00PM

"Mortimer Zuckerman said he’s been surprised by the high rents media and technology companies are paying for older office stock, and that his Boston Properties may try to cash in on the trend. Still, he’s got a second new office building in the works for Midtown, he said today on Bloomberg TV’s “Market Makers”...

... However, he still views traditional financial and law tenants as the chief drivers of real estate, and considered their needs when building 250 West 55th Street. He said his company found there were 19 companies in upper Midtown whose leases of at least 200,000 square feet were expiring. He wanted to lure those companies, and said he’s found success — although would not confirm that Microsoft is a possible tenant — to the point where he’s on the verge of announcing more new Midtown office construction in the near future."

The new 30-story residential tower at 113 Nassau Street will soon rise, with a tower crane to be installed at the site in early July. Contractor BRF Construction will install the crane starting at 6 a.m. on Saturday, July 7th, through 10 p.m. on Sunday, July 8th. Ann Street will be fully closed between Park Row and Nassau Street during the operation, as will Theatre Alley between Ann and Beekman. (In the event of inclement weather, the operation will take place the following weekend, July 14-15.) Foundation work at 113 Nassau Street concluded this month, and now crews are beginning superstructure erection that will continue through the end of the year. Occupancy is expected in spring 2013. http://www.lowermanhattan.info/news/tower_crane_weekend_installation_92501.aspx

There are 2 photos a few posts up showing the site.

Mystery project on 37th Street, I think its a hotel. At least it respects the street wall, but it looks like they forgot to design windows:

Here's an update on a couple of Tribeca projects (I took these photos near my office):

New condos on Greenwich and Canal:

Across the street is a recently completed project, which I think is a bit more successfully done:

And a very recently completed condo at the corner of West Broadway and North Moore:

There are at least four other projects of similar size proposed within this immediate area of Tribeca.

This site is actually quite tight, much denser than it appears in the rendering. The tower looks pretty nice though, better than a McSam special.

Here's the front of the site:

And the back:

I went past it today from my school. It's called 241 5th ave and it's a condominium that's going to rise an impressive 20 stories considering no crane. It's already 8 stories tall now.

Thanks for the update. Apparently this one is in a Landmarks district, so could turn out to be quite nice.

Oh hey, that's across the street from my house, you should have gone up for some snacks.
That's 260 west 26th st. 12 stories high residential. It just topped out a few weeks ago, this is the only rendering I know of via curbed
