What's going on on the southeast corner of the site? Not Polo Park, but still highlighted maybe?

My thoughts on Target and Polo Park?

Having experienced the underground parking at the Portage and School Superstore I am hoping the planned underground parking at Target ends up a little more appealing. Free underground parking at retail during a Winnipeg winter is nice regardless.

I am also betting that Target makes the move to about 98% certainity as it benefits everyone. The move would let Target open a larger store in a highly desirable location, while the mall would gain space for additional retails. Not a retail expert here but I would not be surprised if many smaller retailers pay more per square foot than a single large foot print one.

In terms of the potentinal Zeller redevelopment, looking up space it would seem that both H&M and Zara could open stores there at aproximately 20,000 square feet each and still leave room for some other smaller stores.

On the stadium site, I wonder if one of the other anchors that is in discussion is Lowes. It would seem to make sense for them to want a presense in the Polo area if the right offer became available. I also wonder if Sobey's might be in discussions to open a grocery store there...

hopefully it goes though/gets approved/finds funding/sells enough in the a presale

(these type of proposals have been few and far between in this city, after all)

edit: to add, for an imaginary comparison, 55 Nassau N is ~358 ft/109 metres, ~278 units and 38 floors, going by SSP info and vid's diagram. According to Biff this would be roughly 31 stories, tall and skinny (you really weren't kidding!) and it looks to be taller though difficult to suggest atm by how much.

Has this been formally proposed yet? I'm digging the idea of a (very) skinny tower in Winnipeg, from a skyscraper perspective, because it would be unique by that merit alone. It looks like it has four units per floor? If so, that would give it ~124 units

As long as we don't turn into a certain East Regina mall with a 🞵🞵🞵🞵🞵🞵 foodcourt and Shoppers as the main tenant, I think Polo Park could have anything

How about London Drugs? They've only got the one store in st. Vital, and certainly could add one to serve the west side of the city. Polo Park, Polo North, Seasons of Tuxedo... I wonder what their hold-up on expansion is.

p.s.Re: the stadium... my joking about a Super-Walmart may not be far off... imagine a Super Target instead...

lots of great construction news for peg this week

convention center gonna expand badaboom

mpi lots awarded to mark chipman and long boat they gonna make it sick and incorporate a jet square in the mix for sure and proper sports bar to anchor it i bet it will probably be thier own to compete with 4play

the old stadium sold for polo park site which is great

heritage landing and waterfront boutique hotel work has begun

now all i wanna hear is updated news on the dubrovink site and new water park and the land across from the museum.. But things are lookin good for peg.... its gonna be at the same level as edmonton and cowtown not in size but in what it offers in entertainment and shopping

Proud of the Peg this week! Pretty psyched to see major construction get underway for CentrePointe and Heritage Landing!

That new skinny tower would looks fantastic in the skyline.

Looks like the Manitoba Hydro headquarters may have been the beginning of a new construction boom for you guys! Great work! Now let's see some real damn proposals for the new Convention Centre and tower!!!

just got a ride down portage ave. from the airport after a red eye from b.c... has anyone else noticed the new contemporary planters placed along the central-median on portage ave. with the palm trees in them? looks great! stretches from arlington all the way to portage and main. good job downtown winnipeg BIZ!

I believe the City doesn't like it because it is proposed for an area of Osborne village that has a 5 or 6 storey height restriction. If if understand it correctly, this restriction is both in the City bylaws and the Osborne Village Neighborhood Plan that supersedes the City.

They would need a variance (obviously) and it would be a hard sell given the fact it is proposed to sit right beside single family houses.

The plan is for 2 or 3 levels of parking above grade, and the "pencil" tower on top.

Those both seem likely. H&M looks for around 20,000 sq ft, Abercrombie looks for spots starting at 6,000 and going up. I think Zara will be on the target list too with a store around 20,000.

London Drugs would be a good fit for the area but doesn't seem to fit with the push to move the mall proper up-market. My guess would be that if London Drugs opens in the area the stadium redeveopment is the most likely site. I also wonder that in addition to the rumored Marshalls for the old arena site we might see a Homesense open around Polo Park.

There is also the rumor going back to Asper's The Elms development that Simon's is really interested in the Winnipeg market. I am wondering if they might still be wanting to be in the Polo area or if they have refocused on Seasons of Tuxedo.
