Probably so that they can get the shoring closer to the edge of the site.

The drill rigs need a level, stable site to work from otherwise they tip over with the best of cows. Also the caisson walls preventing the site from collapsing in on itself during excavation are most effective from street level and not one storey down.

I walked past the construction at lunch today, shoring is definitely underway. They've finished off the SE corner of the lot and they're working there way down 3rd Ave towards the Old Spaghetti Factory. The other building in the pictures above on 2nd Ave is completely down now, just debris sitting in the lot now.
Pretty sure the info in this title could be updated to UC & Approved. I think they've even completed the first floor of parking!

I'm assuming it will be a steel-framed construction rather than concrete(other than the elevator core of course)?
EDIT: Does anyone have any insight as to when tower 2 may begin?

The tower's footprint only extends to about where the ramp is. The parkade for the first phase stretches below the podium which probably is being built to the edge of the footprint for the second tower.

Don't forget about shadowing considerations when the tower was first designed. Its placement to that part of the site may of helped with achieving the height they wanted without any slicing and dicing by the nazis.

So I noticed on a few other places the height is shown as 170m for the office and ~161m for the residential, would these be the official numbers or is it 161 &151 as shown on the front page??
Kind of disappointing this one and 3Eau-Claire haven't started yet. We need these kind of tall residential/mixed-use projects to be up there with the big boys. I'm hoping these projects along with Telus Sky is a start of a new 150-200m+ mixed-use trend!
Side note - NY's experiencing another glorious mega boom. Looks like they have about 10 amazing Supertalls in the works right. So awesome!!

Shake off the draconian conservative approach to build 'safe' projects and take a gamble like what Le Germain did. Maybe some of us need to get into the developer side so we SSP multiverse folks can show these bland corporate folks how commercial real estate should be done in this city
