Concert Properties has closed on a three-acre site on Quebec Street at East 1st Avenue in the Southeast False Creek area of Vancouver for $47,000,000.

The only City "Parks" remaining, IIRC, are those along the shore of the Public lands North of the defined area bordered by West 1st, Cambie St Bridge to the East and Columbia to the West.

As for the Elementary School slated for Hinge Park... I wouldn't expect it to happen for at least 5 years. But that's simply a hunch...

I posted the Concert sale way back in Sept no idea why it keeps making the news now.

My understanding is we won't be seeing immediate buildout on that parcel. We will probably see it work it's way thru the system though.

Not exactly the news, just a blog.

What can we expect in terms of FSR on the site? Any Idea?

I'm hoping for something around 8.

I think we'll see buildings in the 5.50-7 FSR range but 8 certainly isn't out of the question.

Hmm 5.5 seems a bit low for such a central transit accessible location, I hope they push for something much higher.

If I recall correctly the village was in the 8+ range was it not?

Beleive it or not the original density for SEFC was set at 3.5FSR, with density inflation it's now hovering around 5 FSR for the recent projects with some hitting the 5.5mark, that's why I think 8 FSR is not overly likely.

The Translink site is massive. 5 FSR would be approximately 650,000 sq ft. Yes I know it's close to transit, but the SEFC plan was designed a certain way less than 10 years ago. I think it would be a big mistake to deviate from that plan, especially this soon. The scale should fall in line with what is being done at Central, Lido and Meccanica.

Note... the interior suite they view is on the 3rd floor and the exterior deck they visit is one of the PH units.

I work for that company (in another building) and I know the owner is unlikely to move from there, which is good because I think buildings like this are essential to keep jobs in the area. There's a ton of other places to build in the area anyway

i finally got to pop down there and check out urban fare, its nice, wasn't that busy when i was there around 6:30 pm saturday but enough people in and out and a few eating, there was a food truck parked outside and some event going on in the red building

the trees have grown in so much its quite nice

Are Urban Fare, London Drugs and Subway the only commercial tenant in the entire OV that are open/opening soon? What other completed buildings have retail?

Think a trip to the village is warranted. There's a bit of retail open, dry cleaner, legacy liquour store, Terra Breads, a TD bank and more I'm sure. Plus Tap and Barrell should be opening very soon.

This is a pretty thorough list, but here it is in a bit more detail:

Open Now:
  • TD Bank - open more than 18 months
  • Legacy Liqour Store (Largest Privately-Owned Liquor Store in BC) - open approx 18 months
  • Terra Breads Cafe (Licensed and Open until 9PM) - open since September 2011
  • Village Cleaners (Eco-friendly "Wet Cleaning", Alterations, and Cobbler) - Open since Fall 2011
  • Urban Fare Express (Groceries & Cafe) - Open since June 2012

Opening Soon:
  • Tap & Barrel (24 BC Craft Beers & 16 BC Wines on Tap!) - likely opening July 2012 (waiting on Red Tape)
  • Subway (Jarred would go!) - Opening "soon"
  • London Drugs - Opening August 31, 2012
