THEY don't just want to live downtown; those new condominium dwellers want to work in the core, too.
A new study from Cushman & Wakefield Canada says the national office vacancy rate in the country's central cores has dropped to five per cent for only the second time in the last 27 years as businesses scramble to find space for employees.
Winnipeg was among the Canadian cities experiencing strong demand for downtown office space.
Class A office space in downtown Winnipeg is at a premium, with the vacancy rate down to a low of 3.1 per cent in the second quarter from five per cent in the first quarter.
The report noted Winnipeg experienced a strong second quarter in both the suburbs and downtown.
There was a total of 118,182 square feet of positive absorption in the central business district, bringing total vacancy down to 6.3 per cent by the second quarter from 7.5 per cent in the first.

talking about the heritage landing project.. it almost looks like they want to just leave it as a park. they've protected every single tree that they could, it's completely leveled off and only a little bit of fencing remains around a small section. i actually wouldn't be too opposed to this as the site, as it sits right now, looks like a continuation of bonneycastle park.

On the 5th photo, it's really cool to see how Broadway lines up perfectly with Provencher. I had once heard that they were meant to join originally, but Winnipeg had some sort of dispute with St. Boniface (over industry/tax base or something, iirc), so they placed Union Station right in between to put the kibosh on it. Not sure if that's just a myth...

They did join until Union Station was built. The Provencher Bridge used to be the Broadway Bridge.

WOW. Beautiful pictures. I must say though, parcel 4 and the lot just south of it, look absolutely horrendous with such a magnificent architectural building in behind. Also, its quite apparent Winnipeg has a surface lot problem south of Portage Ave.

What ever happened to the residential tower at Edgewood Estates that was supposed to be up to 25 stories, had heard they did some test drilling this past winter.

Pretty sure that's the reason behind the placement of the Esplanade Riel (it lines up perfectly with Broadway and Provencher)

I think its placement was in part to right a historical wrong. The wrong being Winnipeg giving St. Boniface the shaft with the placement of the Union Station, and it's obvious effects on access to and from the two cities.

Artice in the June 11 Free Press on new apartments going up in North Kildonan quoted a representive of the owner of that complex saying they were postponing it for a year but he did not say what the reason was.

good to hear Sandhu developments will go forth with that tower and it could start next spring. That would be awesome. Hopefully those condo's sell out.

They're very close to Osbourne Village too, sort of a central point if one were to look at Osbourne to P&M

To be honest in this day in age it was probably a good idea that they did block it off, as if one was to think of the extra flow of traffic on an all ready horrid drive down Broadway , especially West Broadway, the extra traffic that 2012 would bring would be nuts.

What would be nice though, IF and this is a big IF, is if they could some how connect it now to Portage properly and not the maze it is now, especially the east bound lane that is usually one lane, but this would take some major planning on the citys part to preserve the heritage and make it work.

Also a nice idea other then the Higgins / Point Douglas idea to join to the Nairin over pass would be to take Provoncher and connect it to Transcona and have the road run on the south side of the railway track finally joining and some sort of cloverleaf at 59 hwy , Kinda like the Idea of Concordia Ave / overpass.

Just an FWY, I am not new here, I just have been a lurker for the past 6 years and decided to finally post.

Maybe someone here in the " KNOW " can answer this as I know this has been beaten to death, but every year i hear that something is going to happen at the two pads at Portage Place, One year it was ( I think ) and american company that was going to put up a communication tower ( Calgary Tower type deal ) on one end, and the city shot that down I believe, then a Hotel was proposed, then Housing then Condos / Apartments and still it sits empty and I cannot see this now that the entertainment aspect of the area is going strong no one would want to build there, especially when it has the foundation for two towers built into it.

Also not sure if anyone has been to Calgary and their somewhat same idea as out Portage Place mall downtown as of late, but they revamped it, and still are, and it looks great. This is what needs to be done to ours as the two are pretty much the same design. Just a thought though that I know will never happen until some change in city policy.

Btw, a person a few pages back was talking about the old Woolworths Building being taxed more then St Vital center, that is incorrect. My wife works in real Estate and I had a peak of the taxes, of course I cannot post them, but Woolworths is much much less. St vital center is also one of the highest taxed properties due to its higher end and size. Even as a parking lot it is a massive parcel of prime real estate in St vital.

Unless Manitoba accidently drills into a huge oil patch, all Winnipegers can do is DREAM that Portage Place would ever look like Calgary's downtown mall.
