And we Atlanta forumers are also gracious enough not to clutter the separate High Rise development/proposal pages on this forum with 15-30 floor apartment buildings, or less. I see so many other forumers posting threads about little dinky 15 story hotels or apartment buildings wherever, including in cities with actual skyscrapers going up, and I always think that maybe we should keep Atlanta development discussion confined so that people can be pleasantly surprised when they visit. Keep us a sort of "secret" and always in the backs of people's minds, rather than tirelessly in front.

We'll have so many more multifamily buildings going up by the end of summer all throughout the city, it will be a construction delight. And I fully expect Jim Borders to start putting together a proposal for a new condo tower (as I have said like 5x before). I'm not in the loop, just trying to put myself in his shoes. Intown condo inventory will be pretty much gone after this year with 1010 and Brookwood selling 5-12 units a month and White Provision on a selling streak with only half of the 95 units left. I would expect a refined Viewpoint type development with similar pricing and similar lack of architectural creativity (but thankfully a podium rather than a separate garage...I would think it'd be easier to underwrite a podium for a condo development than an apartment development).

I really want to see a big office tower go up--those are, of course, where you can really make waves in a skyline and have high-end exterior elements. But I know we're several quarters of positive absorption away from that being justified.

Atlanta has plenty of nice, new towers (compared to many cities), but what we need is 3-4 story infill to bring more vibrancy to the city and increase density. We still have plenty of areas to "fill out".

To me, the devil is in the details with that sort of stuff. The building at Memorial/Boulevard, White Provision, and Inman Park Village are awesome examples of good mid/lowrise developments. But there are many examples of terrible lowrise apartments all over the city. In Atlanta, lowrise more often than not means stick-built stucco fortress apartments with absolutely no retail and a single, gated pedestrian access point, surrounded by fencing.

More of the former, less of the latter, please. (Fortunately, more of the recent stuff has been good than in the past, and less of it has been bad, although there's still no shortage of bad.)

HD ATL Skyline Video by Night

Nice photos AtlantaMustang! I was out filming around town last night and yeah, they sure are racing to deliver her 1st! The construction crew was out working past 8:15pm

Skyhouse is truly popping out on the ATL skyline. You can just see her in this video I shot from Lindberg City Center yesterday (http://youtu.be/MkXVSebLpKo). I've been going to this spot for a few years and always find it very soothing to watch the buildings come to light...

New Tenants for Avalon

North American Properties reported late Thursday that it has signed several new tenants and established a construction timeline for Avalon, its mixed-use development in Alpharetta, GA.

After receiving the unanimous approval of the Alpharetta City Council, construction of Phase I will begin this fall and take approximately 18 months. A grand opening ceremony will be held on April 5, 2014.

Among the new tenants signed are:

• Yard House, the second in GA;
• Home furnishings boutique Arhaus;
• Orvis;
• Athleta;
• Paper Source; and
• Anthropologie.

Whole Foods Market and Regal Cinemas were previously announced for the project, dubbed the Southeast's first "experience center," which will ultimately include a collection of retail, restaurant, residential, office, hotel and public spaces. North American Properties is planning to integrate outdoor concerts, yoga in the park and family camp-outs into the package, which will include on-site, hotel-style concierge and valet parking services.

It seems like a lot of the new developments going up are all luxury apartments, "high-end" apartments, high-end condos, luxury townhomes, etc. Hopefully there's something on the middle to lower end for me. :-) A city needs all walks of life.

Try buying a condo - they're cheap as hell right now. A friend just bought a nice place in Midtown for under $90,000 that sold for $210,000 in 2002.
