Newsworthy.....the Hydro Building is having it's LEED Certification ceremony today at 11 am. It attained LEED Platinum, the highest level possible (without attaining LEED Living Building - which is extremely hard to get and are very specialized, smaller buildings. I have been told that the Hydro building far exceeded the threshold for LEED Platinum but not sure if i believe that.

......anyways another recent national success story for Winnipeg.

The facility features five one-bedroom units, five two-bedroom units, two three-bedroom units and three four-bedroom units. It will be used by aboriginal women at risk of homelessness and who may be reuniting with their children after leaving a correctional facility.

It's impossible to know the correct size at this point. It depends on a number of things, most importantly column spacing which you can't infer from that render.

I guess my point remains that it will likely look much different in reality versus render.

I haven't seen any mention of them trying to make it a super sustainable design either. I was just mentioning that some of the heat loss through the exposed floor might be made up for by the circular design.

the sustainable thing was in the first FP report on the project:

And it'll be round, rather than square or rectangular, because it's a more energy-efficient design, said Johanna Hurme, a partner in 5468796 Architecture.

The website confirms that it will be constructed from wood.

Suites are heated using electric baseboard heaters located along the exterior walls, controlled by low voltage thermostats.

The walls between the suites are constructed of 2 separate wood stud walls with insulation, resilient channel and layers of drywall on each side. The floors are constructed of wood trusses with insulation and resilient channel. All hard surface flooring will be installed on sound absorbing underlay.


Construction will commence this Fall and first occupancies are slated for Spring 2013.

I also found that Youcube turned out less than stellar with their final design.

Johanna was mis-quoted by the free press. They added the word 'energy'. She had said 'efficient design' not 'energy-efficient'.

The building is not weird for weird sake either.
Have you been to this property? It's buried behind industrial sheds, the back of youcube and the Disraeli. This is the only logical way to put housing here, short of building a skinny tower with 3 floors of non-residential occupancies. These units will have the best views you can buy for under $200k.

There is plenty of cross bracing in the core.
There are 40 units. The building is 140' in diameter.
Going to change your morning drive across the Disraeli.

^ cool...thanks for the info....that makes sense about the mis-quote....im not really sure how efficient round is either when its made out of square pieces of wood, but i realize that isnt important....maybe i dont know what she means by efficient.

not sure i'd put my $200k in it...the details are a bit unproven for a long term investment like that...especially in wood.....i would rent there for sure...will be really fun to watch go up....90210 will certainly get the publicity machine cranked up for that one....if they can win a GG for the building with the ringette sticks stuck on the side, what will they do with this cool project....its awesome that its that big....going to be really dramatic.

andy...a central core is possible in residential because the travel distance in the units doesn't count.....you couldn't do that if it were office or some other function.

Pretty typical wood-framed residential construction methods.

I would still be concerned about the cold floors though.

You can insulate the snot out of a joist space, but the floor will always be cold. Just like a floor above an unheated garage or a floor space over an unheated crawlspace. Seems like a great place to use in-floor heat, not baseboards, at least on the lower level.

As soon as I noticed that it was wood construction and baseboard heat I knew the project would be half-assed.

I know infloor heat isn't cheap, but it will sell condos easier than baseboard electric heat.
