I do have to say though that I'm disappointed with the placement of the towers. They'll totally through off the aesthetic of our skyline.

It looks like 5 houses on the east side of Rainey are going to be torn down with this development. Does anybody know if this includes the house bar "Icenhauer's" at 83 Rainey?

The Sutton Co. wants to build the project on about two acres it has under contract bounded by Rainey and Driskill streets and East Avenue. The development would continue the transformation of a part of downtown where a new nightlife scene has emerged with the addition of numerous bars and restaurants.

Together, the towers could have as many as 800 to 1,000 apartment and condominium units, along with hotel rooms in the first tower to break ground, said Mac Pike, a principal — along with Wally Scott — in the Sutton Co. The first tower, which Pike estimated would cost $75 million to $100 million to build, is at least a year to 18 months from breaking ground and would require a number of city approvals, he said.

Pike said that financing has not yet been arranged for the project but that the Sutton Co. is talking to potential capital partners and hopes to select one "in the next 30 days or so." Pike said a private equity firm, Woodgen, is partnering with Sutton in the land sale, which is due to close this summer.

On Monday, the Sutton Co. will seek approval from the city's Historic Landmark Commission to demolish what are mostly older houses on the nine parcels it is purchasing from several owners. The approval is needed because the Rainey Street neighborhood is listed in the National Register of Historic Places.

After being rezoned by the city in 2005 for higher-density development, the Rainey Street area took part in downtown's residential building boom of the past decade, with two condominium towers and a high-rise apartment building constructed in recent years.

I thought the same thing at first, but I think in the long-run, it'll just assist in broadening and expanding it. We should remember that the Waller Creek hotel, planned to be one of the city's tallest towers, will be right behind this complex, just a block away. I think in the end it'll balance out nicely.

Jeeezz, I'm planning on moving down there later this year..looks like I picked quite a time in the city's history to venture down to Austin.

If this kind of development comes to fruition the city of Austin will have to have a mode of transportation besides buses and pedicabs downtown. I know they are working on it but maybe it is too early for this type of project.

Nice to hear that they're breaking ground in July and that it includes apartments. We need many more downtown apartments.

No way. I completely disagree. The best thing for our skyline is to have towers over the widest area possible. And this will look great in that area. Especially when looking at our city from I-35, going northbound.

The height I like, the design I don't. Looks like glorified boxes. But I guess that's what happens when a city grows quickly. And where's the street level retail? If Austin allows developers to build residences without street level retail it's going to start looking like downtown Houston. Yuck!

I love the point towers. It reminds me of Vancouver. If all these projects rise Austin will truly have a very unique skyline. Having lived here my entire life I am truly amazed at the transformation. And yes we will definitely need some sort of rail system downtown eventually.

Approaching Riverside Drive on IH-35 north, Windsor on the Lake did this 4 years ago. However, this will look fine from the 35 / Ben White high ramps and also from the west on the Mopac Lady Bird lake bridge.

This is pretty awesome. With Royal Blue and Whole Foods so close, I do worry. Imagine Seaholm in 3 years when the wall, library, and towers are complete

I just hope and pray that they include some kind of events venue in the structure. It is just too beautiful and special to be slathered over with something--It's gotta be done right.
