Also, I spoke with city engineering and it is unlikely that the traffic calming measure at Beach & Granville will be removed. Just thought that was interesting. A fully controlled intersection will be in place at Rolston Street and Pacific once the east Loop is removed though. The entrance to this site on the west side off Pacific will be a right-in, right-out.

Simply stunning, thanks for the pics.

The only thing I could change on this one is to make the triangular office buildings a bit taller, emphasizing their snug fit between the bridge and creating a bit of a canyon effect on the off/on ramps... other than that I think it is perfect!

agree completely with adding a little height to the secondary buildings, but otherwise, this project is perfect. by far my favorite residential tower in the city, past, present or proposed. this this is a quantum leap forward in terms of design quality for vancouver, wow.

Comments:

Pomaria looks tiny!

Agree that the shorter building could use a few more storeys.

The treatment of the courtyard at the base of the tower doesn't look well resolved. There doesn't look to be any design relationship between the short buildings across the courtyard and the tower.

I also don't see any awnings on the short buildings - even though they are "under" the bridge, you'd still need some weather protection (as is the case on Granville Island).

I actually prefer clusters of short lattice clad buildings between the ramps than the curtain wall clad buildings - which may come off as being quite "generic". The only interesting thing about them is the angles (and maybe some fritting - or is the checkboard comprised of spandrel panels?), and you may not see the angularity at street level.

wow! its hard to image from the aerial shots what it will feel like at street level and bridge deck level, but my thoughts are it will look amazing and what might look awkward will feel very urban as in tokyo or new york urban

any or all of this project as is will be a great for vancouver

Usually I believe in tall massive retail/office podiums for every project, but this tower's design seems lost and buried at ground level. Since so much mass is at the top, the ground plane should be the opposite. The 2 triangular buildings closest to the base kinda ruin that knife-edge that the tower tapers down to.

totally disagree, at least, at granville street/bridge level - the angles give views onto the green roofs from every approach. think of the affective relationship that people will have with this building from that level - we can look up for the height and shape, but the immediate impression will be the green roofs.

i'd still like more height on those, but you have to recognize what the architects were shooting for (you can practically see in the design what instructions gillespie handed them).

If they wanted drivers to see the green roofs from the approaches, they should have switched the angles of the central wedges so that the west one slopes down to the north and the east one slopes south. The two cluttering up the base of the tower are just getting in the way of what should be a pedestrian mew cutting diagonally across the site, under the projecting mass of the tower.

Saw a clip of it on Global the other day - they seemed to indicate that the additional height may be a problem and then interviewed a bunch of residents from the area that opposed it. They did however also show all of the empy seats at the meeting...
