Thanks for the picture Kevin. I am actually quite interested in this project, and I am very happy to see that this corner of the city is quietly developing into an interesting neighbourhood.

When I used to live on Elgin I would often walk in this area of town, and I recall thinking how awful this part of Ottawa was – especially Gladstone west of Bank. Fast forward to today, and this area is quickly changing for the better with Central, Centropolis, the refurbished businesses on the east side of Bank between Central and the Queensway, and in a few years SoBa.

I would argue that this area of Ottawa is one of the places that is developing the fastest, with the possible exception of the Elgin street neighbourhood next to City Hall, and Rideau Street by Claridge Plaza.

This project seems odd to me in that it is using so much wood, in fact I don't see any concrete. That last picture makes it look like the largest all wood building I've ever seen.

Is it common? Anyone know the pros and cons?

four storeys is the limit for wood construction, with proposals out there to increase it to 6... this one is five storeys but it looks like the 1st floor is half underground and is concrete.

I think that using examples from British Columbia, there has been some work going on to update the OBC to allow taller wood structures. At least that's what I understand...

Most jurisdictions allow for up to 4 floors. B.C. allows up to six mostly to support its massive lumber industry. No doubt they lobby other jurisdictions using themselves as an example ("Look ma it stands!")

It's no masterpiece, but Gladstone needs all the help it can get if its ever going to live up to its potential as an urban mainstreet.

I second your view. This project will not win any architecture awards but it will bring density to the area, which is a necessary step in making this neighbourhood flourish.
