What building?

EDIT: Speaking of office vacancy rates. Also, jeeze, Brigham, really bringing it today.

From his blog:

Some company is going to be moving employees downtown and leasing 40,000 square feet. Hey, every little bit counts.

It's the two tower complex.

However, that is not what is going to break ground (sadly).

This building is what is going to break ground in the next few weeks.

Its definitely something to be excited about.

By the way, after looking at this particular rendering, LA Live is starting to look a lot more like City Center LV rather than the frequent comparisons to Times Square NY.

Surprised no one caught this one. From the Downtown News:

A Room At The Clark

by Richard Guzman, City Editor

DOWNTOWN LOS ANGELES - The Hotel Clark, a centrally located but long-empty structure, could open within six months.

Elizabeth Peterson, a representative of New York-based building owner the Chetrit Group, said she anticipates the property opening as a hotel by September. Although she would not detail a specific time for when activities would begin, she said renovations to the building have been completed.
“We’re really close,” she said.

An official with Peterson’s consulting company, EPG, Inc. is scheduled to speak about the project at tonight’s meeting of the Downtown Los Angeles Neighborhood Council. The session begins at 6:30 p.m. at 114 W. Fifth St.

Peterson, who is seeking a liquor license for the project at 426 S. Hill St., said the Clark will be a 347-room hotel with two restaurant spaces and an 11,500-square-foot banquet space.

Great news! Hopefully the hotel will activate that rather sleepy stretch of DTLA.

I think because while Times Square NY is one huge natural billboard cluster fuck... City Center LV and LA Live is more organized and planned out... its looks a lot neater... IMO.... I LOVE Times Square though =]

Hello everyone,

I am new to writing things on SSP, but I've been reading you guys for well over 2 years now. I'm from Long Beach, but thanks to the Blue Line, I can explore and evangelize about Downtown. Right now I'm away from home because of college, but I just wanted to thank all of you for giving me something wonderful to dream about, the rise of a centralized, environmentally-efficient and beautiful Downtown LA which looked like an impossibility only 10 years ago.

When I get back, I will do my part too and upload pictures and updates any spare second I can.

When I first saw that I went "whoa! & YES!" Then I thought it was a shame that no LA forumer must be spending much time walking or driving around dt, cuz if they did, they'd probably have mentioned the clark hotel finally looking cleaned up. But although the small pic at the DT News does make it look like the ground floor of the clark has been fixed up, it must not be all that accurate. I know it still looked like an abandoned dive when I was around there a few months ago, & someone who's better acquainted with the hood seems to agree......

Quote:
Daniel Swartz, who oversaw the $35 million transformation of the Title Guarantee building at 411 W. Fifth St. into housing in 2007, said he would be happy to see the building open. However, he is skeptical of the timeline.

“I drove by there the other day and I looked at it specifically, and I thought it looked like there hasn’t been any progress whatsoever,” he said. “I think it’ll be fantastic if it happens,”

A new hotel could add to the walkability of the area, he said.

The building is ugly, it takes up almost half the street and it has frontage on Hill Street, so it makes it an uncomfortable walk,” he said
.
so it seems like it's still a game of cat & mouse? colemonkee, maybe you or someone else in the hood can swing by the clark & either confirm or deny the condition of the bldg.

btw, I notice your wagging your finger at alki for one of his recent posts. why you consider it a TOS violation for his mentioning that renting up space in office bldgs in dtla has been slower & tougher compared with other cities is puzzling to me. That's even more the case when a long time forumer, who shall go unnamed, has a loooong track record of acting like the ultimate troll, setting up flame bait just about every time he posts, & nothing being done about it.

Agreed. The whole area will be lit up. LA Live is doing a great job at the moment, with the addition of towers with several LED billboards such as the Marriot, Wilshire, Farmers Field, and LA Central, the whole area will be a time square x10.

^ I would like it if these developers got creative with new signage. I don't know about you guys but i'm tired of seeing the same ole' TV screen shape.

Yea Citywatch... I ttly know what you mean about that certain forumer getting away with his advanced trolling and obnoxious Ivy League-like vernicular. It almost feels like he's talking down on us. Although, he has been posting less as of late, and I have to say, it sure damn feels refreshing, especially with all the incredible momentum so far this year.

Well, if you look at the rendering for the new hotel, you can see that the signage sort of tapers off according to the architecture of the hotel, something which I think is a very cool affect.

Yeah I like the direction this building's signage design is going.

Hey, BTW, speaking of that rendering, am I the only guy who sees that bright beam of light on the lower right side of the picture, on the building's northeast face? If it is another billboard, I'm curious to see how it will look.

Zgolden, welcome to the forums! We look forward to your contributions, and eventually your pictures.

citywatch, the comparisons to other cities tend to spiral out of control, and the conversation ends up miles away from anything related to downtown. I'm just nipping things in the bud.

Perch has done wonders for activating the corner of 5th and Hill, but this should make a connection between La Cita and Perch. Next up: the surface lot on 4th and Hill.

Agreed City Center seems to be a better comparison to LA Live. On a different tangent that I hope will spark a lively debate and discussion:

I may be in the minority here, but I still find it very hard to call LA LIVE the West Coast's version of Times Square. OR LA's version of Times Square.
I have been there many times at all hours of the day and night. Unless there is an event there(such as concert, or game) the amount of pedestrian activity is very small. Another gripe I have is the pushy security onsite, unless your there to shop or eat they are quick to ask you to leave, No Loitering allowed. Granted its on private property they have that right, but what makes Times Square unique in New York the ability to stop hang around take pictures, all that is not encouraged at LA Live.

4th and Hill is supposed to be the Zen Tower, a 50 story condo building designed by SOM. It's too bad, because 5th and Hill was supposed to be Park Fifth, and combined with Zen Tower, we could have had a little glass canyon going on.

^ You're not in the minority on that one. The comparison to Times Square is just a failed marketing gimmick on behalf of AEG, though they're very subtle about it. An actual comparison has absolutely no merit on a number of levels, save for a few digital billboards and video screens. Outside of that, the two are miles apart. Like, 3,000 of them.
