...and those groups that do will return quickly when they realize that the suburban dream does not include a downtown or "downtown-like" areas. Perhaps as a work node or something, but you don't move out to the 'burbs for vibrancy.

Thats why they could create one it would not be out the question to create a downtown type area in Kanata you could have a casino new football/soccer stadium with the new shoppping complex.

And even if they did come to have reasonable facsimiles of a downtown scene, they would never, ever outshine the Market. Never.

...which will not comprise a downtown-like atmosphere and will not comprise a scene of any sorts. There are plenty of suburban commercial agglomerations all over the continent and none of them can be considered on par with any of the popular downtown areas. The arrangement is just all wrong.

I am not saying it would replace downtown but there could be a scene in Kanata and with more and more things to do in the burbs and if you make it harder to go downtown more may opt to stay in the burbs.

Have heard on the news this week that the site where initially they would have built the new arena for the Olympiques will finally see something built there according to reports.

Apparently 1200 units will be built in the area at the corner of Montcalm and Wellington across from les Terrasses. It's possible also that a new central library will be built there as well. The start-up date would in Spring 2013.

There is also talks about a new grocery store to be built - either by Sobeys or Metro. One possible site would be right near the Guertin area, but Eddy street could be another potential site.

Almost every feedback seem to have been positive, aside from some saying the lack of affordable/social housing planned with this project. Not hearing any complaints about height or too much density for now, although I don't think height would be an excuse, considering it will be right across from a 30-story, 130-meter building. Another advantage for Gatineau, is that we don't have the Ken Gray's, Bill Teron's and Diane Holmes and other NIMBY corporations and other special interest gangs to whine about height and or density. Although, we have our own share of NIMBYISM for silly things though.

Nevertheless, this would be another great project to follow. The city will have to approve, but looks a formality.

As with the 1200 units would that be a few tall buildings or a bunch of smaller buildings?

I've just checked the Gatineau french thread, and apparently the promoter (the same as for the VIU condominium's) is looking to change the current zoning t=which the site has a height limit of 12 stories to a height similar to accross the street (les Terrasses). So yeah, there will be some taller buildings - so I would guess there will be at least some at 20 or more. Not sure if the tallest will have as much as 30 though.

I've also heard that potentially a small portion of St-Redempteur Street near the southern end of it, might be converted to pedestrian only. Though not sure it would be a great idea. There are 5 bus routes during rush hour that uses that section and another 4 routes that uses Wellington from Montcalm to Eddy - so 9 bus routes could be affected - potentially more when the Rapibus will be completed. There are doing construction on Montcalm (currently stopped until spring) that would add a third lane for the buses. After the work done last summer I haven't seen a lot of differences (and the portion rebuilt/re-paved already starts to have bumps) though probably with the remainder of the work this year, maybe we'll see a difference.

Also, CTV has aired a report last night about the latest Ottawa's eyesore - the site of the former Home Hardware in New Edinburgh which was destroyed by fire. Nothing much has changed beyond the debris removed. The neighboring building was still not repaired.

Up to this weekend i think sales have been strong and with construction starting may i would assume sales are strong.

The Never Ever Change movement is even stronger in the suburbs than it is downtown. It starts with the very built form of the suburbs, which is simply not amenable to change from the start. We are going to be stuck paying through the nose subsidizing 1950s suburban thinking for a very long time, and even longer if we continue to allow, and even to force, building the city that way.

Just to interject here - there are reasons different people view things with varying levels of optimism/pessimism. Individuality, which apparently is passe.

Anyway, for 'the suburbs won't change argument, this recent article re: Newmarket, Ontario might put things into perspective,just as a case study.

Just because its in PtG it doesn't mean it will happen. All PtG does is modify supply. The demand side of the ledger is a different story. Most of the population growth for Newmarket is forecasted as multiples, but the forecast does not reflect past propensities for demand of this type. It remains to be seen whether the demand for such projects will keep with the projections. The population growth here is more wishful thinking than based on market data.
