There are definitely several proposals missing from the 200m+, but no where near the 17 additional needed to fulfill caltranes sig. Still ~30 200M plus buildings is very impressive for a city Toronto's size.

Also how do you figure Toronto and Chicago will be comparable in size in 20 years? That would need a pretty incredible sustained growth rate in Toronto coupled with almost no growth in Chicago.

That is almost exactly what is happening though. 2012 would be a bit of a stretch but the Golden Horseshoe is not too far off of Chicagoland. As far as I know, the cıty of Toronto has already passed the city of Chicago in population.

Exerpt: Population losses in Chicago and Cook County slowed the state's growth. Chicago lost 200,418 residents over the decade. Its population is 2,695,598, down from 2,896,016 in 2000.

We just have to wait for Toronto's census figures but I suspect it will have passed Chicago.

Toronto should move into the global top 10 as far as # of 200 m+ buildings if most of the proposals get built.

Toronto comparable to Chicago in 20 years? See post #59. Toronto grows by just over 100,000/year, while Hamilton and Oshawa together grow by just under 10,000/year. That's about 110,000/year or 2.2 million in 20 years. That would bump us up from 6.8 million to 9 million. Chicago grows by about 40,000/year or 800,000 over 20 years which would bump them up to about 9.3 million.

9 million vs 9.3 million? It's about the same.

Well that's just based on the last few years growth rates. Through the 90s Chicago added 100,000+ people a year, and there is no reason to believe that growth rate isn't equally as likely.

Looking forward it's almost impossible to predict civic growth rates, but IMHO Toronto will still be at least a million behind Chicago in 20 years. Will be interesting to see for sure!

A bit of a backgrounder here:

There was an invited competition set up by Oxford Properties - all I can say is that those involved were some heavy hitters in the global architecture marketplace and some local - just think who all has built in Toronto as of late, and who is planning on building and you can pretty much fill in the blanks.

Supposedly a decision has been made, but it is not public yet, nor do I or any of the people I worked with know yet. I am going to keep this somewhat vague for obvious reasons.

For the project:

MTCC north building to go - and be replaced by retail, office towers and condos - what else is new?

MTCC north building to replaced somewhere else on site??

Hotel to stay for time-being, but may be replaced in future. Put retail on podium level of hotel? Flagship store?

Railway tracks - hmm, this could be a big deal and one that may change the landscape of the tracks for Toronto...Not saying anything as of yet, but if you look at Oxford's Hudson Yards project you will see what I am hinting at.

New and more improved connections to south - better integration with other stuff around area.

More I cannot say at the moment, but this will be big whatever the news is. But it could also end up going another route which is a pretty timid approach and that it all pretty much stays the same - just some major improvements to present buildings...Somehow I doubt this will be the direction knowing that Oxford is no slouch when it comes to building its global office/properties presence.

Missing: Commerce Court West (239M). Also, even though the DRP sent it back for a redo, 8 Eglinton I is proposed at 64s, so it would be over 200M with that many floors, but since we do not know for sure, I could see you leaving it off for now (if in fact that is why you left it off). It is listed in the top 50 proposals thread ahead of 88 Scott below 460 Yonge. One wild card I suppose is 100 Adelaide West could also be included at 44 stories (if that is true), but perhaps it is too early (and we don't know if it will quite reach 200M).
