Here's a proposal which I really like despite its modesty. Named District03, it is situated in a very old and dense neighbourhood with very narrow streets. The said neighbourhood seems to be finally emerging from decades of stagnation and projects as the following can be integrated really well and fuel this rejuvenation.

So I talked about that proposal a few weeks ago. It recently unraveled and... well I'm pissed!!! Not necessarily because of the project itself which is nice but nothing more. However, I'm so tired of 60 and 70 year old's dictating what is acceptable development and their "right" to have a view of the Laurentian mountains!!!

Just to refresh your memories: this project would be situated in the historic St-Jean-Baptiste neighbourhood, on a very ugly parking lot which has been a scar on an otherwise delightful street for a good 15 years.

During this time, the value of the land skyrocketed from $200000 to $2,7M. The developper asked the city to have a permit to build up to 9-story instead of the actual limit of 6-story. In order to get to green light from the city, the said developer worked closely with the neighbourhood committee. Hence, to better fit with the buildings on its left, it would gradually decrease from 9 to 7 to 5-story high. Also, some cooperative housing (20 units) would be incorporated to the project as well as commercial space. The neighbourhood committee then approved the project but... some citizens weren't happy with this decision because the construction of this "monster wall" would block the view of the Laurentien mountains, which they seem to believe is a right. They insisted to have a referendum on the subject and prior to the said referendum, these citizens put some posters supposedly illustrating the future project but grossly exagerated the drawings so that it looks like a 12-story high vertical wall... Anyway, a laughable 1447 votes (out of a possible 5000ish) were cast and the NO partisans won by 53%. in other words, 778 votes were enough to derail an important residential and commercial project... :ohno:

The promoter than said that the project will be scaled back to 6-story but will have a lot fewer underground parking space, no cooperative housing and less retail space. In other words, everybody looses exept for a very few who will keep their "right" to look at the mountains. Finally here is their proposals, which doesn't have any underground parking, is composed only of cooperatives and which occupies only 70% of the space to leave the rest to a very small park. Since the pricetag of the parking lot is about $2.7M, their solution is obviously far from economically viable but don't you dare talk to them about viability!!!

About 50% of the units have been sold and construction is supposed to be done by spring 2013 so it might break ground soon.

Many new Alt and Le Germain hotels could be built in Canada in the next few years. The President of Quebec City's Groupe Germain, which owns both brands, recently said that he wants his group to be present in every province within a few years. As of now, the group operates 5 Le Germain boutique hotels, 2 Alt hotels and 4 other Alt are currently either U/C (Toronto and Halifax) or in the last phase of planning (Winnipeg and Montreal).

Late last year, the group negociated an $80M financing with Quebec City based insurers in order to accelerate its expansion plan. The group president implied that Calgary, Edmonton and St-Johns would probably be the next cities to get their own Alt and/or Le Germain hotels.

^there are 2 locations downtown Edmonton that I expect Le or ALT or both to be potentially going in at. One is across from the new arena location and one in the middle of the CBD. Great news

The Alt in St-John's would be built next to St. John's International Airport. Since the number of passengers travelling through the airport reached a record of about 1.4 million in 2011, the perspective of an Alt hotel being built next to it isn't far fetched at all.

Possibly, there is a hotel up that way now but with airport doubling in size it could happen. What has been the average height of their hotels?
