not only is the crane down, they have started painting the outside, kind of dead grass tan. looks good from main and 7th. nice change from everything else down there. with only a camera on my phone its not worth trying to get a photo. when im walking my dogs in the village ill try to get a photo.

The Executive group has submitted DPB plans for it's project at 1751 Manitoba (formerly 105-167 W. 2nd Ave). Can't recall if they've changed anything, the massings look the same as during the rezoning process. Anyways the project calls for 3 towers, Phase one will be a 15 floor tower (east) over a 6 floor podium. Phase 2 will be a 16 floor (west) connected to another 15 floor tower via a 6 floor podium. The 2 phases will be divided by a mid block passage. Height will be 46M, 43.2M and 43.2, total area just under 400K sqft, FSR is high at 5.26. The project will consist of 488 units and 600 parking stalls.

I predict we'll actually see a slight pause in additional projects starting in SEFC as developers wait for some inventory to be further absorbed. Depending on the market it could be a matter of months to a year even two. Most of the ones that have been talked about will proceed, but nothing new coming forward from the drawing table soon, imo.

Call me critical, but SEFC is going to be a collection of buildings with panels of various colours.

As much as I like to see this neighbourhood completed as soon as possible, I think it might be good if the area took a break in hopes that when new developments do start there'll be something new and different. That might be wishful thinking as the style of buildings haven't really changed all that much through the years. Nevertheless I'd like to see the neighbourhood organically grow as opposed to developers quickly rushing in to mass develop every lot leaving no room for future (hopefully more unique) developments.

Oddly, there may end up being less diversity at SEFC than on the Concord Lands.

I think there will definitely be some similarities, but also a lot of diversity:
  • Wall Financial - 4 similar buildings - fortunately Playhouse will break it up a bit.
  • Executive Group - 3 similar buildings and 2 similar podiums, fortunately retail should provide some variation
  • Pinnacle - 4 similar buildings, fortunately on 4 seperate plots, though 2 are adjacent, and 1 close by.
  • Onni - Central is very different than anything Vancouver's seen
  • Bosa - Lido should prove a nice design, although somewhat standard
  • Cressey - 2 projects, opposite ends of Village, each with unique designs
  • Aquillini - Maynards with it's brick & heritage inclusion will not be completely homogonous with the rest of the hood

Ugh the color of the painted concrete is gross and doesn't go at all with the rest of the building. Very disappointing

I have to agree... the grey / black was pretty sleek. A square reminder of Jameson.

I actually don't mind the colour too much. It will have to be kept clean (I'll work on that, I intend on being on Strata). Also, it's only a matter of time before another building is put up on the parcel on West 2nd, mostly blocking that side of the building.

Thats because you bought a place in there overall I love the building. but that colour just doesnt work. I walked past this morning and noticed a small section of it on one of the townhomes and it sucked!! totally took away from the cool grey/steel blue/black finishes of the rest of the building. Its like at the last minute they realized they didnt have the stereotypical painted beige concrete and had to find a place to put it.

Yeah, I don't understand why designers / architects don't understand that biege and gray don't match.
They must be the ones you see on the street wearing brown shoes with gray suits.

Nice updates Sacrifice.

If anyone has a chance to take some pictures from the Cambie bridge along First, and up Cambie it would be much appreciated. Along second would be nice too. It would be good to see all the new buildings in a broader context.

I just noticed on the UDP agenda website that this project has 40,000 sq ft of retail space!! That's gotta include another supermarket...

^can the neighbourhood really support another supermarket? I guess with Urban Fare being in the higher end maybe there's a market for a lower end one? But still, there's already quite a number of supermarkets close by.

where is it? when i look it up on google maps it shows me the legacy liquor store location and olympic plaza place...

It will NOT be another supermarket. When the City zoned SEFC it gave an exclusive to Urban Fare for grocery and London Drugs for drugstores. So ya, 40,000 sq. ft. of CRU space! Woo Hoo! lol.

I've talked to the leasing agents for the space at length about this space. It is going to be difficult. They are hoping for a couple banks (on the corners) but after that it is a crapshoot.
