Great news on HBC!
That should really allign the exterior with the interior work.

One thing that is not mentioned is the restoration of the display windows to their original height - hopefully that's included...

Didn't you know? Vancouver is addicted to glass.

I'm guessing it was cheaper than installing proper retractable canvas awnings – which I think would be more aligned with the style of the building. Oh well, it will still be an improvement over what's there now.

Now I would rather they do something with Sears which is just the ugliest building downtown now. Granville street is just this blank wall of ugly slabs. Maybe they might be encouraged to improve this blight by the HBC improvement, however I kind of doubt it.

Interesting to note that 711 Beach isn't included in the proposal. Looks like someone is trying to hold out for money.

Just looked at the renders/plans again myself. It really is going to be spectacular. Interesting to see the project will also include ~88,000 sf of retail space and ~25,000 sf of office.

Since the higher building policy plan allowed for 450' at the Granville bridgehead it's a pretty good guess it will be 450'.

Technically, the policy allows for a building of "generally" 450 feet. In other words, a building could be somewhat taller than 450 feet and still remain consistent with a reasonable interpretation of the policy. Burrard Gateway, for example, is planned at 525 feet even though policy calls for a building of "generally" 500 feet. Similarly, this building may try for 475 feet.

Too bad they don't also have the corner of Richards & Georgia or the two lots north on Seymour.

The sites are noted for 425 feet under the higher buildings policy IRRC, so maybe they might push it to ~450.

I'd love to see this one settle out at about 155m, just poking through the top of the skyline, but I doubt it will go that high. My guess would be ~135m based on 49 floors at 2.8m per floor.

They did buy the Richards and Georgia corner last year - I guess they didn't update this aerial. They didn't buy the heritage office building and it will remain as is (because it is heritage).

That's right: the site calls for "generally" 425 feet, not 450 feet. So, as you say, 450 feet is conceivable under the language of the policy.

Good to hear. I could see diagonal connections through the site to a central atrium and access to the Granville SkyTrain.

Bosa Properties' same-value but still-unnamed 90-unit building at Main and Terminal will also go ahead under the city's Short Term Incentive for Rental (STIR) program. More conventionally the firm has a Main and Georgia site for a 150-unit tower that will face a 17-floor, mixed-use development by Ian Gillespie's Westbank Projects Corp.


anyone know about the STIR on Main and terminal?

anyone know about the STIR on Main and terminal?
Bosa's Main & Terminal = Rental component to the Lido building along Main St. (8 storey m/u building)
