Gotta disagree there. That's some pretty basic looking crap that Atlanta has been building over the years. We should be beyond that at this point. Quit building suburb garbage in the city.

I totally agree. I was pretty disappointed when I saw the rendering, and also not one bit of retail. For Buckhead, it looks so plain. Why do cities like Portland, Denver, Chicago, etc get all the cool looking midrise and lowrise buildings?

Im so happy were building three highrises this is great news considering this thread has been dead for two or so years about actual high rise construction. These develoipments are exactly what atlanta needs to get rid of surface lots and make the city more walkable and denser besides the fact that the designs could have used some better work like the parking decks on the hotel and the tower off west peachtree. But well deff take what we can get I deff hope this will bring more projects to break ground. I have a good feeling in a few years well get another boom when the economy recovers. I want another supertall for Atlanta!!!

You must feel that about all the other new buildings in the city. I'm not sure what makes it suburban. It meets the street in a totally urban way. It's right on the street and everything. Maybe you all were looking for street level retail. Ha. This is a new building going up in one of the most urban cities in the U.S.

I agree. Looks like this developer focuses on Atlanta and Texas markets......and does these extruded garden-style-apartment-type solutions. Yes, it is great that a lot is being developed, but it is a lazy design. They put their pencils down too early.....they took the cake out of the oven too fast....

I agree and was thinking the same thing. Although I can't exactly picture what was there before, I am almost certain this development is an upgrade from an urban design standpoint. When I think suburban residential apartment design - I think of Buford Highway in DeKalb, Roswell Road in Sandy Springs, Cobb Parkway in Smyrna, etc. These areas include small apartment buildings that don't meet the street and are surrounded by parking.

I'm happy to see another lot in the city developed into a building that addresses the street well. It's not suburban at all in this regard.

However, I'll agree that the design isn't particularly groundbreaking. It's kind of bland-looking.

Why would they include street level retail when half of the apartments/condos with street level retail that are already built are mostly sitting empty???

I understand the complaints, but lets face it... Atlanta will never be like New York. It's not that kind of city, and it never will be... ever. Just be glad it fronts the street and will = more people in the city. Maybe that will help fill some of the empty retail spaces in the area.

Heck, I actually MUCH prefer the building in that link over the one going up in Buckhead. It look like they actually put some thought into it. I wonder what city that is?

It's San Francisco. I was able to infer based on the other photos in that Flickr feed. It was the City College Chinatown Campus that gave it away

I don't think Atlanta should ever be like New York anyway. It should be like Atlanta. The way this city is laid out is one of the most fascinating things about it to me, because it's so unconventional and presents some very unique challenges to integration and urbanization. It should never lose it's city-in-a-forest look though, I find it terribly whimsical.

...but it's not like every building in the city can or should be an award-winner. Each city has it's outstanding, average, blah, and horrible architecture (and all levels in between) that make up the skyline. Without the average/blah/horrible how would we truly recognize the outstanding?

Much of what some people label as horrible or less-than-great today is apt to be revered in the future...i.e. Victorian and other architectural styles that were abhored 50 years ago but became causes for protests and fundraising in more recent years.

I am just glad the building is brick. The vast majority of mid-rise apartments that have gone up in Atlanta have been EIFS with a splash of brick here and there. I do wish Atlanta had mandated a defining architectural style during the boom years, but a plain brick one is better than some modern EIFS p.o.s.

As for Atlanta being New York, I don't think anyone expects that. Atlanta will be its own creature, and I'm fine with that... as long as it becomes more dense in the proper places and its leafy single-family neighborhoods are preserved. I also agree that it is crucial we hang on to our "city in a forest" feel. It is our only chance at a unique, defining feature!

SF Building code requires all development to include street level retail. The design review also requires the planning commission to consider the aesthetics of how the building 'engages' the pedestrian.

green light for Atlanta’s Center for Civil, Human Rights

Thanks to a unanimous vote by a city authority, the National Center for Civil and Human Rights is moving forward.

Invest Atlanta, the new name of the Atlanta Development Authority, voted Friday morning to give the attraction flexibility in how $28.5 million of Tax Allocation District (TAD) dollars could be spent by the developers of the Center
The Center has raised $24.67 million in private funds in addition to the $40 million in TAD dollars. That will cover all the costs to build the first phase — $64.67 million.

Now the architects and contractors are working on the design for the first phase and how the best to plan for the future phases. The first phase will include exhibition space, event space, a broadcast facility and all the back office operations for the Center.
