Here are public meeting notices for two proposed downtown developments:

A public meeting will be held on Wednesday, January 25, 2012 at 7pm at St. John's City Hall to provide an opportunity for public review and comment on the application submitted by Manga Hotels to rezone land located at New Gower Street / Springdale Street / Pleasant Street from the Residential Downtown (RD) Zone to the Commercial Central Office (CCO) Zone. The future development of the site if rezoned, is proposed in two phases; the first phase would be a twelve (12) storey hotel with approximately 150 units and surface parking. The hotel project would be located on the eastern portion of the site. Site access to the proposed hotel will include a right-in / right-out driveway on New Gower Street and a right-out driveway to Springdale Street. The applicant advises that the future second phase of development of the site if rezoned, would potentially be another hotel building or a residential condominium apartment building.

A public meeting will be held on Tuesday, January 24, 2012 at 7pm at St. John's City Hall to provide an opportunity for public review and comment on the application submitted by Deacon Investments Ltd. to rezone property located at the intersection of Job Street and Hamilton Avenue from the Commercial Mixed Use (CM) Zone to the Commercial Central Office (CCO) Zone. The purpose of the proposed rezoning is to permit the construction of a new ten (10) storey building with on-site parking. The new building is planned to include eight (8) floors with a total of 136,000 square feet of office space and two (2) floors with a total of approximately ten (10) residential condominium units. Access to the new building is proposed to be from Hamilton Avenue and Job Street.

^^^ WOW those veiw plane analysis look great! too bad there isn't one with all of the proposals! They look like good projects, It will really make downtown look like a more metropolian downtown when they are all together. Also I personally think that the developers are tip toeing around the height in this area because of all the problems in the past so they are all currently 10-12 floors, but I think when they start to see a few of these are being approved more proposals will come in with more height

A public meeting will be held on Thursday, January 26, 2012 at 7:00 p.m. at St. John's City Hall to provide an opportunity for public review and comment on the application from Manga Developments to rezone property at Civic Number 40 Henry Street (the site of the former Star of the Sea Hall Building) from the Residential Downtown (RD) Zone to the Commercial Central Mixed Use (CCM) Zone to allow the construction of a residential condominium building with approximately 55 residential condominium units. The building is proposed to be six (6) storeys in height with two (2) levels of underground parking.

Really hoping these three proposals get approved as they are. The 12 and 10 storey buildings would do wonders for that end of Downtown.

Wow, I really love the shape and design of the Deacon Investments building. If these get approved (along with Fortis and 351 Water under construction) the downtown west will be revitalized... I can feel the excitement is starting to mount

There is a public meeting tomorrow (Thursday, Jan 12, 7pm at City Hall) regarding the proposed condos on Hamilton Ave that will incorporate a hydroponic lettuce facility and launromat (whose excess heat will help power the lettuce facility)

Does anyone have the links for the LAURs for 351 water st and the fortis building? (it looks like they use alot of the same veiw points, it'd be easy to put these together using the projections to show a more detailed projection for the area

^ It all looks very good. The only one missing is 351 Water Street, and I'm not sure if they did a similar view.

Thanks for the composite renderings jeddy1989! These buildings along with 351 Water will give some needed density to downtown. The public notices posted by Architype stated that Manga is planning to propose a second phase if rezoning is passed. I agree with jeddy1989 that developers are tip-toeing on the height on these buildings; I'd really like to see phase 2 proposal be in the 15-18 storey range.

*** Aside: Does anyone know what retailers are going into the Avalon mall strip mall extension? I heard rumors of a Bed Bath & Beyond (I guess my wife will love that!)

Bed bath and beyond is already in the mall.

I believe you're thinking of Bath and Body Works. I sneeze uncontrollably whenever I go in there

In case you can't read it due to the poor formatting, the total figure for both singles and multiples for St.John's CMA was 1,923 for the year 2011, and 2,322 for the entire province.

The Hilton isn't anything special, but still would be a nice addition to the downtown. The Job street office, however, looks amazing. I sure hope both of these developments get approved

I'm not fussy on the parking garage but I still like the overall design a lot.
