Condo projects showing promise in the core

http://www.thespec.com/news/local/article/648908--condo-projects-showing-promise-in-the-core

Hamilton’s core is on the cusp of a condo boom.

Two developers are working on new projects that are expected to add more than 20 storeys of condominiums to the downtown and Stinson neighbourhoods.

One is a proposal for a $20-million condo development at the site of the Hamilton Cab headquarters on Charlton Avenue East, at the foot of the escarpment. Ron Van Kleef, the president of Hamilton Cab, aims to create 160 units in three, six-storey buildings.

The other is developer Harry Stinson’s Hamilton Grand building on the corner of John and Main streets. The project, which had been stalled due to financing issues, is moving ahead as a six-storey structure incorporating a mix of commercial and retail, office space, hotel rooms and condos.

Combined with Stinson’s redevelopment of the former Stinson Street School, the projects should give a much-needed boost to central Hamilton, said Councillor Jason Farr.

“Look out, southern Ontario — the next big neighbourhood is right next door to Corktown,” he said.

Van Kleef says he’s been working on his condo project for more than three years. He has had formal consultation with city staff, Farr, and Mayor Bob Bratina and is in the process of finishing the environmental and traffic studies required before construction.

“It’s a site that the city really is supporting,” Van Kleef said.

Van Kleef’s planner, Ed Fothergill, estimates construction will begin in a year and a half.

The site — the former home of a bowling alley — had been vacant for several years before Van Kleef bought it in 1997. The property had fallen into disrepair and Van Kleef said he invested a significant amount into its remediation.

The condo plans include penthouses, and an outside link to the nearby rail trail and its new rest area.

Van Kleef said it’s too early to give a price range for the condos, but said the community’s interest has already been piqued.

“We’ve already got people looking to invest in the area,” he said. “When you look at our site, there’s a great view.”

Stinson’s Hamilton Grand project has been in the works for several years, starting as a 15-storey tower that has been slowly scaled back to six storeys.

The main floor will be retail and commercial units, while the second and third floors will house offices. The fourth to sixth floors will be condo units and hotel rooms.

Stinson says prices will start at $79,900.

“This isn’t Trump Tower,” he said. “The numbers make sense here in practical Hamilton, whereas the price tags in Toronto just don’t make sense anymore.”

Stinson says the updated plans for the Grand are “less elaborate than before, but more financeable.”

Stinson also says he’s aware that some associate him with past projects that have fallen through, including previous iterations of the Grand.

“I do realize there will be the usual skepticism, but I don’t give up,” he said. “I’m used to the concept of having to pick yourself up, dust yourself off and take another run at it. This particular process has required a little more dusting off than I would hope.”

The scaled-down project can be “finished and operable” by next summer, he added.

“The sales were always there. People have been very patient. They believe in the location,” he said.

I'm disappointed that iy got reduced again. Now it has lost 9 floors. But if it gets built, it will be a good improvement to the area and add a little more density.

Sounds tiny to me but according to the Toronto Star "Slated to open in spring 2013 is the newest small thing to hit Toronto’s exploding condominium market — a 270 square foot studio in Canderel Residential’s DNA project on King St. W."
I think Stinson has cited microhotels and capsule hotels before as a precedent/inspiration. Obviously 300 square feet will seem ample if you're in a buzzing location with loads of ameneties and compelling street life, where the city is your surrogate living room, as would be the case with DNA3 (in addition to its in-house ameneties), and you're possibly only home to use your bed or shower. Space is also generally a trifling concern in the 24/7 hour ecosystem of places like Tokyo or Manhattan. Will be interesting to see how that dynamic plays at the corner of Main & John.

It actually looks a little Parisian at only six stories.

I fear it may look something like this monstrosity in Regina, but it will add some much needed density in that area

As long as they use bricks throughout and not stucco, it should look good.

From yesterday.....

Tomorrow is the (very first) day !

(Sunday, January 15th, 12 noon.....)

From $89,900 - offices, retail space and investment residential suites - we even have a few at $49,900.

The new Hamilton Grand is a 'boutique-scale' facility..... only 6 storeys, with a limited portfolio of suites. Judging by the pre-registration, the supply won't last very long. We are now releasing the price list (by reply e-mail or 289-389-1377) but the only way to secure a suite (and the best price) is to visit the sales office at 200 Stinson Street, Hamilton. We're open 7 days a week, but the selection diminishes each passing day.

See you tomorrow !

Grrr... props to Stinson for trying to get things going here in town, but man; his emailing/advertisements always sound like a "get rich quick" scheme. It just leaves me with a sketchy feeling every time.

Altitude seems a little off...

Quote:
The Hamilton Grand will feature:

One level of Retail Space
One level of Small Offices
Three levels of Residential Investment Suites
> 16 retail units (4 of which have apparently been sold)
> 38 offices
> 90 residential investment suites

Drove by the site this afternoon and saw a crane positioned in the south west corner of the lot. This is not the typical erected, "T" shaped crane. It looked more like a "portable" crane and it was sitting an angle

Something like this, although I could not see the bottom of it as I drove by

^Probably gonna use it to dig a grave for this project, cuz it's deader than disco.

I hope the door doesn't hit Stinson on the a** on his way outta town.

What contributions do you have for Hamilton 'Pete Fist In Your Face'? I applaud his relentless efforts to his Stinson School building and this Hamilton Grand. It will happen, I think over time he has fallen into rythem with the metronome; the rate of Hamilton's growth.

More to the point, what has Stinson contributed to Hamilton since coming to town? I think everybody's just a little fed up with his complete inability to get anything done. Sure, the City is likely to blame to some degree but in the end he's got no cash and nobody trusts him.

Is the Stinson School project moving ahead? Just because there are a couple pieces of equipment on site and he's got a website doesn't mean a thing. I hope everything's fine. It's a great project. But I'm just a little tired of his b.s. and I think we need to face facts ~ Stinson's a phoney.

It's all too easy to give up on or pass on Hamilton. I commend him for his perseverance a midst all the adversity.

the man is a toxic investment. If he were a bond he would be junk. It's not that his intentions are in the wrong place, it's a basic question of competence. Just do a bit of research into his big-time Toronto projects. Yeah he was part of the condo revival, yeah he invented the condo hotel. He also had to leave town because his name is in such a shambles in Toronto.

I noticed the other day that all the signs for the Hamilton Grand are gone. Just some generic once and one for his realty company.
