The more and more I think about it, I come to the conclusion that this project is the single most important development in Vancouver right now; new office tower, head office of a huge, national company, interesting residential component. The amount of people this development will bring downtown is huge.
I kinda agree, there is something woodwards-esque with its prominent site, mixed-use, design and future vision.

Here's some good details pix. Other than 6 shades of grey the only colour is from onyx panels which will be throughout the office and retail podium. I think they missed an opportunity to add some colour.
I find the retail podium at Richards and Robson too busy and dated with the onyx panels. The entrance to the second floor CRU is recessed and on the corner of Robson and the alley. Hopefully we'll get a major retailer here.
b. One 400 square foot LED screen located between floors 2 and 4 along the Seymour Street Frontage
c. Two 1,250 square foot LED screens located between floors 2 and 4 at the corner of Robson and Seymour Streets (one screen on Robson and one screen on Seymour Street)
I really like the onyx panels on the podium. It's something much different than the usual glass everything we're used to, and it adds alot of texture to what would otherwise be a fairly generic looking retail podium.
I'm guessing those vertical panels on the residential tower are the wood veneer sandwiched in glass. Wasn't expecting that, looks really good.
The design was already approved at the UDP, last night the finalized design/materials were approved as well, this project alone took 4 hours, it was a long meeting, 7 hours long.
Which overhang?
The protruding box overhang or the one under the tower?
I think the one under the tower is worse given the north side location, but the Pacific Centre plaza in front of Sears is similarly in shadow and it gets used a lot - plus the area under the tower looks to be an enclosed area (lobby or retail store?).
I see a safety issue with kids running up over the spine of the awning...
The residential component made several changes to accommodate the present and future Kingston Hotel. I don't agree with the deletion of all architectural lighting on the entire north face of the tower; especially considering where the tower starts above the retail podium and past the trees situated above. The north side is very important in it's context facing Georgia and the downtown. It should be properly illuminated other than regular suite lighting.
