Also, let's not forget Onion Flats' planned development of the Rivage site.

Sister Cities Park Progress

The Homewood Suites is actually not as bad as I though it would look (the grey was yellow in the renders

). It's not necessarily attractive, per se, but I think it will be able to not be a Butt-fugly building on philaphilia for about two week, which is better than I first expected. In regards to Sister Cities Plaza, this is probably one of the most exciting projects to me. I cannot wait for it to be complete!!!

I was in West Philly last week...that new hotel really feels shoehorned in there in that space, right next to those remaining townhouses with old world charm.

Also walked past Sister Cities Park last Friday...really looking fwd to that project being successfully completed, curious how it will look and interact with the city in real life. I hope it helps change the feel of Logan Square and its immediate neighborhood. We're looking set to have hundreds of new apartment residents only a few blocks south of there. What's the target completion date, anyone know?

Sister Cities Park is set to be completed in Spring of 2012. All of that information is on the center city district's website http://www.centercityphila.org/life/sister_cities.php

Temple Update

Architecture Building in done, with classes moving in two weeks from now for spring semester

Pearson McGonigal: They are finishing up facade and glass work with an excpected opening of march for the entire building.

11th street Garage: No work as of yet

Wanamaker School Redevelopement: Demo is complete not sure if they have started other work yet.

So there's this MSC availability sign and 23rd and Market that's been bugging me and this evening I finally went and tracked down this site proposal.

You have got to be kidding me. A bank pad in Center City?!? Who the he11 thinks that's a good idea!? I think it's by-right, too, [gratuitous swearing].

A drive through and a freaking parking lot in Center City!?! This is worse than those stupid suburban Wallgreen's littered across the city, and there seem to be hundreds of them. I don't care if this lot is next to a freaking porn theater, it deserves better than this, as well as vacant lot across the street. Well, at least all of the major banks already have branches on Market St, so unless they have business plans similar to those of Starbucks, I pray that they no bank will actually decide to build a suburban branch in Center City Philadelphia.

per the info from MSC, that's a PECO employee lot, so don't expect any changes there unless property values or rents go up high enough to make it worthwhile for a developer to build a parking garage w/ ground level retail/offices...

As bad as it is I do understand why it is a bank pad site. Banks will pay the highest rent for a spot like that. Add in the fact that it is zoned C-4 it only has a base FAR of 500% and the lot is rather small so you would not put office there and the Murano showed that high end condos have trouble selling there so we end up stuck with a suburban style bank site. That said I am also pissed they would build something like that there.
