Jonathan Rose Company is developing Paseo Verde in collaboration with Asociación de Puertorriqueños en Marcha (APM). Paseo Verde (which Google Translate says means "Greenway"...wait, I thought that's what Via Verde meant...

) will be a 206,000 sf mixed-use transit-oriented development at the corner of 9th and Berks with 120 units and 30k sf of retail and community space, etcetera etcetera...

P.S. The parking ratio for this development is just a tad over 50% by unit (67/120) and possibly will be a tad under 50% by bedroom--bedroom breakdown by unit not yet released--which is exactly where these things should be.
P.P.S. Those townhome units on the north side look pretty killer!

This is so much more awesome then I thought! Such a large improvement. Hopefully this will draw some more positive development to that side of the train tracks... the area seriously needs it.

I posted this on the Philadelphia Development thread, but I suppose I should put it here too. There's a new? rendering for the garage on a banner hanging from the fence around the site. It looks like they've value engineered the design a bit. The accordion fold facade is no longer random looking and appears to be evenly spaced.

The site will include the Mormon Temple and a Temple Services building. It will sit on top of a parking lot. A retail complex is proposed for across the street as well, but no renders have been released. Groundbreaking has occurred and the construction is set to begin in Spring of 2012. The final designs may change.

Paseo Verde is being built on a parking lot used by PGW employees.

The developer closed on the land and the parking lot has been shut down.

I'm told they will close on financing within a week or two and within 6 months we will see shovels in the ground.
