The building isn't actually vacant--a few units were sold upstairs, but the ground floor was not occupied except for some temporary art installations. Basically now they can lease it out as retail space, but not as a restaurant (since they don't have enough electrical power, apparently.) Finding a tenant to fill the space is another matter. Hopefully it won't be another business that closes up at 5 PM--but there's no rule that a retail store has to close at 5 PM.

There's already a mechanical bull downtown--a club called Bulls over on H and 13th or thereabouts, assuming it hasn't gone out of business already. I don't know what they have planned, if anything, for the Payless. Yes, there is a live music venue slated for 7th and K--but this town has a serious deficiency of mid-sized live music venues (places in the 500-1000 capacity range) that needs filling. Having two a few blocks apart, in addition to the existing venues in the neighborhood (Shenanigans, Marilyn's, Naked Lounge, etc.) and it starts to look like an entertainment district. Maybe they have something else in mind, or are waiting to see how the other three venues do--it seems pretty successful so far, and according to Downtown Partnership, that block of K Street draws 8-10,000 people a week, which added up over a month equals twice as many people as Second Saturday. Not bad.

I am so sick of this 5 PM curfew K Street has, but I think it soon might be ready for some late night/24 hour action.

It's no surprise that the area severely dies down once all the 9 to 5 state workers go home, but once that housing project on the 700 block is done and K Street is home to about 200 new residents, things will have to change. Perhaps even the return of vehicles on K Street could bring change even sooner!

I dream of the day that I consider spending my evenings on K Street. Hanging out, people watching and listening to traffic go by as I eat my quality Italian dinner with my buddies out in the front patio of a new "hip" restaurant, then bar-hop until it's time to hit up the music venue, then after the show we'd end up at some cafe at 2:17 am for a poppy seed muffin and lurk for another hour, and then finally walk home. I can just see it now.

Until then, I'll be at the Shady Lady, patiently waiting for the resurrection of K Street.

What's funny is that you could have done all that stuff 60-70 years ago...Italian restaurant, music venues, even the late-night diner for a muffin, until the city decided to "clean up" K Street.

Stop blaming the city for K Street. Look at almost every town around the country and you'll see the same thing. The people of Sacramento are to blame for most everything wrong with downtown. They are mostly a very boring and suburban-minded lot. The city government is only a reflection on the people.

Has anyone heard about the Capitol Mall design competition? The city is looking to completely redesign Capitol Mall, and there have been a ton of submissions. You can look at them on their website, and you can also vote for which designs you like the best!

Would be neat to see something more functional and interesting go there, if for nothing more than aesthetics, but mostly to make it a more "liveable" part of the city.

The one with the flower-inspired amphitheater is the best design, but many of the ideas for Capitol Mall itself are way beyond fantasy and completely impractical. I like the (re-hashed) idea of extending 2nd street to the proposed extension of N street that I saw in one proposal though.

Assuming, of course, that CADA doesn't get dissolved. If that happens, all current CADA plans (including this one, Capitol Lofts, R Street and 16th Street streetscape, etc.) kind of go up in smoke.

Next year 2012 the Sacramento region will be experiencing a mini building boom. The
16th/O street twin aprartment complex by CADA, the midrise 7th/H affordable housing complex, the 700 block K street residential and entertainment project, The powerhouse science museum along Richards Blvd, West Sac's 6 story 78 unit Bridge Housing complex and the Marriott Hotel, The mid rise Sutter expansion and the new Kings Arena will all be under construction. Major construction projects on both sides of the river for the coming year. I'm not even including the upcoming residential buildings in Township 9 that will break ground sometimes in 2012 and the 800 block of K street. An unprecedented building boom of this magnitude that we have never seen before in Metro Sacramento

Just be patient guys, we will have a dense urban sacramento in a few years.

I thought the Marriott hotel in West Sac was scrapped?

And I would wait on the new Kings arena until I see steel rise.

The 14 story Marriott hotel is moving forward. The original financing plan was scrapped, but not the project. The city of west sac is still in the process of identifying funding source(s). Parkcrest development corp has ideas that they presented to West Sac but nothing has materialize as of late.

The city is continuing to pursue financing for a hotel development on the Sacramento River near the Tower Bridge. At this time, our development team is still identifying potential financing options that may be available. As with most development projects, financing is the most complicated part in these difficult economic times.

The last time I heard this much hype was... 2005, 06, 07. If a quarter of the
above listed proposals get built I'll be happy.

You can forget about a new arena downtown. It's not going to happen. Sacramento will not have a viable financing plan in place by this Spring. The Kings will be playing in Orange County next year. The best we can do now is to demand that the loan be repaid to the City before they move.

Ozone, thanks for the glass of sour milk. Just when I was getting excited about the team actually playing this season, you go and spoil the mood. I thought this website was for the urban optimist. Then again, I did join in 2007 when there was a laundry list of large scale projects.

Many people on here won't believe a project will happen until work begins. I won't believe this project is off the table until they have literally filed and moved.

Optimistic about a Kings arena? Well, I think there's a difference between optimism and delusion. I think people around here have seen enough big plans go nowhere to be rightly skeptical. I am optimistic and a supporter of urban things but I don't necessarily consider a downtown arena to be urban just because of it's location. I don't think spending the money on a new arena will deliver the results for downtown that some hope for. And it's obvious that for many this has nothing to do with revitalizing downtown.

And now the jackasses at City Hall want to privatize downtown parking to pay for this white elephant. What so they can charge us 15 dollars for two-hours (as I was at the Hyatt parking garage)? No way. It's not the answer, it's a rip off.

Having been able to peek inside at some of the going on's of the Kings organization I can't stomach all this stupid civic ego sh@t that people are placing on them. We are being played.

To each their own. Sacramento and the region will be better off if they build a new arena than if they do nothing. It will go a long way to helping downtown - it will make more people want to live there, increase property values, encourage restaurants and businesses to put up shop around there. I'm not buying for one second that we will be a better city if we do nothing and/or the Kings move. I'm not much of a Kings fan but a new arena is about much more than the Kings. I hope they get the funding for it, it's a big step in the right direction for making Sacramento more "urban" and seeing more high rises go up! (that's why we post on these forums, is it not?)

btw - don't park in hotel garages - they're rip offs!

I'm with Ozone on this one. There are a lot of other things we could be doing with our time, money and civic energy than focusing it all on One Big Project. There are a lot of plans in the works, in addition to things already being built, many of which are likely to suffer if we put all of our eggs in one arena-shaped basket.
