The BC developer will build 4 story apartment buildings on the black section of land. There will be approximately 200 rental apartments.

Northridge Developments has yet to reveal their exact plans for the 5 acres of land to the west. They say they have not decided what to do with the land yet (lol). While they say it is possible they will build a care home there or a seniors' complex, it is most likely that they will carry through with a plan to 4 story apartments on the northern edge of the land and 2 story apartments on the southern edge of the land.

The owner of Northridge Developments, Wally Mah, bought the land, which used to be a dog park, for 470k plus a donation of 32k. I would've paid that much just to keep it vacant. Talk about a good deal!

In any case, all of the possible apartment buildings are ugly, single use, and far enough away from most jobs that everyone in them will have to use a car. How the local roads and how the sewage infrastucture will deal with anywhere between 1000 - 2000 more people living in this area is my question (the older portions of Montgomery use culverts to hold the rainwater until the land absorbs it). On the bright side, Montgomery's two schools will now be packed to the brim (each had about ~300 students 10 - 15 years ago but now are much emptier since the children have grown up but their parents have not moved out of the neighborhood) and the city might be able to serve the area with a bus more often than once an hour.

But really, I think it'll end up being Saskatoon's newest ghetto in 10 - 15 years, if not sooner. But I hope I am wrong!

It is possible these apartments could end up housing more residents than all of Montgomery itself.

I wish I could've attended the open house tonight (which had 100+ residents, I'm told) so I could've taken pictures of the actual plans.

e: correction, the Northridge land is 11 acres, the BC land is 5 acres.

A short news story appeared on CTV mornings live on vacancy rate in downtown saskatoon. They also made reference to the city saying there were at least 6 major projects in the works for downtown, warehouse and broadway areas. Would these be projects that we have already heard about, but just do not have shovels in the ground yet?

True. Unless they happened to sever a power cable to one of the towers. But then why keep them all off. Oh well your right. Only a Gov't would spend that much time. I bet there is a meeting going on about what to write in the post that was on the website saying they were down instead of just fixing it.

What direction does everyone see the Pleasant Hill area headed in the coming years?

I've just purchased a residence near the Meadow Green/Pleasant Hill border quite a few blocks south of 20th Street. Don't plan on raising my kids here but I'll call it home for a few years and I'd love to see the neighbourhood grow and see more pride in the area. I have a steady job with an income far exceeding the median Pleasant Hill income but want to do my part to be a good neighbour and do whatever I can to help turn the area around.

I've considered a lot of other areas of the city but based on the current housing market and what I wanted to spend Pleasant Hill was a good fit. That being said I'm an urban guy and could never live in any of the cookie cutter developments of the Eastside. No offence if thats your thing, but I like character and lots of multiculturalism.

Plans for the upcoming Remai Art Gallery of Saskatchewan continue to move forward, as the Saskatoon City Council approved the latest designs on Friday afternoon.

Architect Matthew Wilson from Toronto's KPMB Architects made the presentation in Saskatoon.

"We're very soon going to be launching into working drawings, construction documents, that will last about eight months," he said of th

"Bidding should be in the fall and construction should start in about a year.

The new gallery will be next to the Persephone theatre and look out over River Landing.

This is a typo, the project was approved by the Meewasin Valley Authority.

I see that Meewasin considered the Victory Majors/Parcel Y amendments today as well. Wonder how that went?

Good to see both projects getting moved along.

What has happened with the project on the south side of the midtown parking garage? Is that dead or are they still waiting for other projects to go ahead? I think this space could be really unique as a multi use rather then strictly office. Perhaps the corner at 1st ave adn 20th could be office then the middle of the block could be condos?

It's great to see AGS and RL all get approved! I have a good feeling that if the condos go quickly in the new building perhaps that will stimulate more to be developed. Saskatoon is interesting in the fact that people really push the boundaries of trends. Right now condo culture is huge globally and I can really see Saskatoon adopting this and really pushing forward with some innovative density.

http://www.thestarphoenix.com/City+needs+homes+2014/5804786/story.html - I'm really curious to see what these proposed changes are for infill. What is an ideal balance of infill and sprawl? To me it would be atleast 50% infill. A good approach the city should take is to identify main transit routes and really push for density along those routes. The city will be creating transit corridors which will not only spawn higher density but also more shopping and commercial activity.

AND some last minute thoughts. It would be really good to see the city basically put a hault on annexing land and really focusing on developing some solid infill. I think most people are just afraid of commuting and not being able to see natural sunlight b/c of the glass towers but really density doesn't mean 50 storey condos. Saskatoon is small enough that interesting zones or districts could be layed out with each one having a different standard density. The warehouse district could follow Toronto's distillery and have beautiful warehouses for shopping and design oriented businesses then a few high density scrapers to really maximise the sense of open space. While places like the university quadrent and broadway could push mid level density. Another candidate for higher level density would be 8th street and the base of the Sen. Sid bridge, while riversdale could be mid. I just think the city has so many opportunities to really get it right. People come to stoon b/c of economic opportunity, not b/c they can buy an affordable house, we all know that story has gone out the window so now it's really time to sit back and look at how to properly plan a city b/c we can't exploit that anymore.

I talked to a guy involved with project (a year ago now, shit time flies). They quite simply aren't going to build until the have tenants. I don't know how that is going, but with all the talk of low vacancy rates downtown there is hope.

Mass Housing

I know that there is a need for entry level housing, but I think the City planning department and the Fire Department have lost their minds. There is a new devolpement in Hampton Village which just opened. It has two storey modular (came in two parts) single houses with double garages. Sounds like those in most new districts. Wrong, many of these houses have roofs which are about 6 inches apart and the garage takes up the entire back yard being about six feet from the house deck. Some of these face a beautiful park but have no parking except the garage. One fire and the whole complex is done. Land is expensive but this is absolutely crazy to jam houses so close together. If you want to visit your neighbour you could walk from roof to roof. I wish I would have had a camera.
