Party walls (between units) are not typically concrete unless paired with a shear wall or core. Generally the sandwich is:

2 layers of type X 1/2" to 5/8" with 6" steel stud with insulation, then the reverse. (rated wall assembly)

Demising walls

1 layer of 1/2" to 5/8" with 4" steel stud, insulation, repeat drywall.

Yah it should be all carpet above me. I've never lived in a concrete highrise but I imagine it'll br quieter than the old ground floor wood frame apartment I'm in now. I can hear toilets flush! Otherwise how's the building? Is the gym good and is there bbqs available on the common terrace? Does the intercom forward to a cellphone?

The gym is... very standard for a condo only building. There are no ellipticals, which I'm sure someone will bring up at a strata meeting But they have the basic resistance machines, plus two treadmills, two bikes, and a free weight set. Depends what your fitness goals / levels are, you could not do serious weightlifting, etc. but you could do some cardio quite easily. There are some good 24/7 gyms nearby, like 24/7 Yaletown on Helmcken & Homer.

The common area is not open yet, the developer still has their offices there. However, I've heard there will be a BBQ on the terrace. There is a nice full kitchen, etc. with a big screen TV in the lounge, and supposedly there will be a pool table, I'm not sure about that, though. I have not noticed anything egregiously wrong with the building, it seems to run fine. It's a bit of a maze to find the garbage room in P1, and if you have a parking spot, you might find yourself listening to a whole CD on your way through the garage if it's in P8 lol. Moving in should be easy, there is a freight elevator in the loading dock area, which is quite nice. The intercom requires a local number, cellphone or landline.

When a guest arrives and calls, just press 6 to buzz them in. You can set everything up with the concierge who is there till about 4:30 every day.

No 24 hours like the fancy Fairmont or Shangri-la

Very cool. I definitely would like to see the gym expanded but just to have it is a plus. About the freight elevator, does it go up to every floor? If not can I fit a queen size mattress and Boxspring into the elevator? I'll post some pictures once I'm finished to show how furniture fits into the smaller suites. I hope hydro isn't too expensive I've never had a gas range, dishwasher and insuite laundry before. Also I imagine the units facing south like mine will get quite warm and I don't have ac so we will see how that goes. The building seems rather quiet I guess a lot of people were hoping to flip it upon completion.

You rat bastard! I've been looking for a place downtown for the last 2 months. The cheapest units I saw at Capitol are going for an introductory offer of $1350 for the first month and $1595 every month after taht. How'd you score such a wicked deal?

Yes, the freight elevator goes to every floor. You'll need to book a move-in in advance with the concierge. I don't know if the Strata is set up yet, if so, you may have to pay a fee to reserve the elevator (as is required by strata bylaw). Hydro shouldn't be too expensive for you.

The natural gas will be contained in the strata payment, so you don't have to worry about that!

hes renting not buying - so he probably has to pay hydro on top of rent unless its included in the rent but i don't know many places that will include hydro

I know isn't $1250 amazing? The Wall Financial Group retained ownership of at least one of the floors and set great prices. The places got snapped up quickly, in fact, at first I thought I didn't get there soon enough, but thankfully the next day the lady called me back because someone backed out and I got a suite. It wasn't the one I wanted exactly, I was hoping for one on the north side of the building with a larger balcony, but in the end, it's such a great deal that I can't complain! I'm a bit of a craigslist addict, and I've seen a place as low as $1350 otherwise in there (not an intro offer, either), so keep your eyes peeled. Also I've seen some good deals in the Patina building among other places in Yaletown. It appears that this building among others has a huge glut of places being rented out right now, and sooner or later I imagine prices will start to plunge. You could always try combining a good application with an offer for a lower rent. If it's a place you couldn't afford otherwise, no harm done.

Well, the trend is definitely to start asking "low" and get a long term commitment. Many private landlords are unwilling to rent for a term of less than 1 year. The good majority of units in the building that were for rent, are no longer for rent. Everyone has had possession now for at least a month so I doubt we will see a further flood on the market, as a landlord is likely unwilling to purposely lose a months rent. We will definitely be seeing rental prices higher within the next 6 months.

DUNN's restaurant just opened up recently in Capitol. Let's hope it doesn't bring the oil smell like Electric Avenue with EARLS.

thats great news, I always loved going to dunns back east!! Is there anyone in the building (or anyone) who knows why they have the light turned off on the top of the building????

Unfortunately, some residents complained that the lighting was too garish for what they perceive to be a sophisticated tower.
