Ha, I knew it! These guys seem to have their shit together way more than the other 2. Although the definition of ground breaking seems to have changed, at least with Cap Pointe and Gardens, so I'n not willing to give the first place prize to center square until I see actual construction workers and construction occuring! But my money is still on these guys. Interesting to hear they have sold all 4 million dollar penthouses!

Funny, as a former resident of Regina, I have nothing against living here in Saskatoon, other then the Bridge situation... (argh) But this city has a lot going for it as does Regina, and as current growth population charts would show Saskatoon is going to be a head of Regina by 2025, not by much but by about the same that it is now.

My Guesstimations:

Regina 2025 - 300,000
Saskatoon 2025 - 315,000

Those numbers would be ideal by 2025, considering right now regina is behind by 45000-50000 people. More houseing starts would boost that number, also have tenders been given out for captial point and the massive builidng going up on rose street, that should be close to 200mil right there in building permits

Regarding buildings permits, they are rarely sought/issued until immediately before construction begins (and sometimes after). Also they do not include the full cost of a building. For example land and soft costs, which for a major project can be in the tens of millions of dollars, are not included. Centre Square Place, the Albert and 11th office building and the hotel on Dewdney and numerous other projects that are just starting, should all come in 2011 totals.

Those are CMA numbers.

given current trends, Saskatoon is probably around 272,000 and Regina 220,000. Actual city populations are closer together with Saskatoon ahead of Regina by about 20,000-25,000. Nearly 1/2 of Saskatoon's growth comes from outside of its city limits.

A realistic goal would be for Regina to at least match Saskatoon's rate of growth (in real numbers, not percent) so that the gap doesn't widen any more. Regina's had better job numbers the last while so there's no reason why it can't happen.

This is true. Although Saskatoon has a much larger retirement community than Regina does. It brings in many more retired folk from surrounding communities that are larger than Regina's surrounding towns.

All in all though, I think the current population trend will be very difficult to turn around. We'll see what the GTH and potash development can really do for this city's population.

The City has blocked off 2 southbound lanes of Broad in front of the Centre Square Place project. It appear from the markings on the sidewalk they are preparing to dig up, move and cap off utilities in advance of excavation.

I find this to be so ironic. Centre Square Place was the last major condo development to be announced, and for all intensive purposes, had the least amount of credibility. Now they are the first to actually start construction. Funny how these things work out.

This could be very bad news for the Capital Pointe and Gardens on Rose. I bet a lot of people were waiting to see which of these projects began construction first before deciding where to buy. I'd much rather prefer the location of the other two projects, but If I were looking for a new condo, I'd go with Centre Square at this point.

You beat me to it, I saw them this morning on my way to work. I assume some of the workers there were from the City as there was a City of Regina truck there too.
