I guess the city wants more of the international visitors to stay within richmond, and look around the city and what not. it's just natural, though, that many of the visitors will be in and around the vancouver proper area, simply because there is just too much to see (esp. downtown), and up in whistler, etc.

The Richmond office parks would also generate a lot of demand for hotels from visiting scientists, workers, etc.

Personally, I rather prefer the bulk of developments to take place near the transit line rather than the highway, especially if the development has a large office component to it.

the building in that rendering is 16 floors, but the news articles says the three new building will be 12, 11 and nine floors.

Crappy phone pics of the North Side of the Cascade towers on Westood Plateau (9 and 10 stories in total). Plain-jane stuff architecturally, but the south facing units are going to have an absolutely breathtaking view!

Thanks for the pics BodomReaper, it's really nice to have some pics and info from within the Tri-cities area, we've been sorely lacking in that dept.

Salient has a proposed plan to build an apartment tower on Columbia street which would involve incorporating the facades of two heritage buildings (The Trapp and Holburn blocks) which were rebuilt immediately after the 1898 New Westminster fire and are in a sorry state of disrepair (essentially shells). I don't think I have seen anything on here about this (if it's already here I apologize). It's been in a limbo of stopping and going for the last few years, but the Salient website suggests it's "coming soon" and the developer recently put a zoning by-law ammendment before council a reasonably detailed building plan: http://www.newwestcity.ca/database/rte/files/NWDP%202011%20July%2026%20Agenda%20Package.pdf

I really hope this goes through and gets started: Columbia street is hurting for some development outside the base of sixth street and these buildings deserve a better fate than sitting empty and gutted.

The development seems acceptable... but the bushes on top of the historic facades look out of place. In addition it seems a little disappointing that the Front Street facade can't be more alive with some offices or extra residences compared to the planned above-ground parking... although I guess that can't be helped with the high water table and proximity to the river. =S

Some upcoming proposals along the Evergreen corridor from this week's Business in Vancouver (and another classic Safeway biting the dust...):

Developers are starting to market more than 1,500 residential units along the Evergreen Line route in the lead-up to construction starting on the $1.4 billion SkyTrain extension late next summer.

However, some landowners are content to ride rising real estate values until the line is complete before redeveloping or selling their sites. Morguard REIT, for example, owns the eight-acre Burquitlam Plaza site near the future Burquitlam Station and has rebuffed offers to sell the site to ambitious developers such as Bosa Properties Inc.

Bosa senior vice-president Daryl Simpson told BIV, that his company wants to buy Burquitlam Plaza partly because Bosa plans to build 350 condominiums in two towers just north of the plaza on a Bosa-owned site that’s currently home to a Safeway and a gas station. The project, which will be marketed as early as next summer, will include rebuilding the Safeway to face Clark Road.

But it’s not Bosa’s biggest project along the line. The Vancouver-based developer plans to build 400 units in two buildings several blocks south of Burquitlam Plaza, on Foster Avenue near North Road. Simpson said presales for that project’s first building will launch next summer or fall.

But in the meantime, Simpson is getting ready to market the 200-home Evergreen tower in February. That development is in Westwood Village, behind Coquitlam Centre mall and near the future Douglas College Station Evergreen Line terminus. “We put that project on hold for three years and are bringing it back because we know the Evergreen Line is officially coming.”

A couple more New Westminster updates:

A new development in Victory Hill (The old Woodland Hopsital site) which includes a 21 storey highrise. It's going before council again on the 28th, but I'm sure some form of this will pass since the area is zoned for high density and high rise construction (there is already one tower, and a bunch of four and six storey apartments in the neighbourhood). There is also a very early proposal to build a six storey apartment in place of two existing two storey apartments at 414-422 Royal Ave (across from City Hall). I can't find any renders anywhere, but they've evicted the existing buildings tenets and are beginning to consult the downtown residents assoc so it shouldn't be long before we start seeing something.

There's actually 3 towers already on Victoria Hill. There is the Carlyle, Vic I, and Vic II. But a fourth tower sounds awesome! I live very close to that area. Very beautiful neighbourhood

It would be nice if Morguard (owner of Couitlanm Cnetre if I recall correctly) contributed to Lincoln Station (a future station)

I'm really excited to see how the Burquitlam area will be transformed in the coming years, thanks to the Evergreen Line.

they had planned to do that safeway redevelopment 10 years ago but apparently there was some enviornmental issues which stalled or ceased the project from moving on, so good to see it finally coming back - the are behind the plaza is already under transformation - many developments under construction right now with signs of ones coming soon - will have to get pics one day

Yeah, I remember that the old Shell site had quite a bit of contaminated soil.. and I doubt that the Husky across the street is much better.

I kind of like that the developers aren't pushing a highrise for the site (as much as I love towers) since that would dwarf the green space in front of city hall. Not totally sold on the look of the building though...

This is exactly the type of heritage restoration/infill that Columbia Street needs to become vibrant again. I like how the tower fits into it's surroundings (appropriate massing) while not pretending to be something it is not. I'm excited that Salient is behind this as they have a flawless track record IMO.
