The fountain element has been taken out of the stage. Will eventually find its way into the park somewhere else though.

Yes, there have been housing incentives in place for quite some time.. but has it helped increase apartments downtown? No. There have been a few small condo conversion projects, but in these cases, the tax incentive doesn nothing for the developer, only the eventual owner of the unit.

When I read that, I had that exact same reaction as you... I also thought of that Calgary (I think) based developer that wants to put those 4 large squat office buildings in the grasslands. What's to stop that Calgary developer from just moving his project just outside of Regina's boundary. Definitely not thrilled about this.

Would you rather have a tall tower to be proud of or some half-assed 3 storey piece of crap stucco building? Because that's what'll happen if we try to push development too fast. That or projects that stall because there aren't any workers. So you could end up with abandoned partially completed structures if too many try to start at the same time (I don't think it would get this crazy though). There are potash projects possibly starting up around Regina, the GTH, Grasslands/Harbour Landing/Creeks/other North & East Regina subdivisions, Gardens on Rose, Capital Pointe, Centre Pointe Plaza, Mosaic Tower, tower on Rose/12th (or 11th?), rumoured FCC twin, a new Entertainment Complex/Stadium... Just how much more development do you think our construction sector can support? We had almost no construction industry 5 years ago, and all of a sudden all of these projects.

I'd just rather take our time on this and in the end have a downtown filled with interesting towers (like hill tower 3) than try to rush development too fast.

Development is good, but a city Regina's size can only handle so much at once.

Pretty sure if they want any water they would need the help of the City of Regina's water treatment plant. Can't see the City doing that. No water = no development.

Many of the other projects I mentioned weren't towers, and they were all in progress. You're right that the other towers weren't under construction, but what happens if they do start soon? As far as we know (who knows if it's the truth) we are already seeing a holdup because of a lack of workers (Capital Pointe). If any other tower/major project (stadium, potash, more investment in GTH) starts, there won't be much give in the system as it stands, so I don't think my argument can be pushed aside so quickly.

And you're right... the Rose street building is a nice sleek tower... one that did not require a special office tax abatement policy to plan.

That would be great if that could do the trick. I'm not trying to be argumentative with this next question... I'm sincerely curious/playing devil's advocate a bit. I believe the industrial area around Ipsco/Evras is outside city limits, do you know if they get water provided by the city?

Does anyone know if all the steel pipe siting on Sherwood road is going to the Keystone pipeline. There is a lot of pipe up there. Ipsco (Evaraz steel).

What is the diameter? Keystone XL is 36 inch.

A close inspection of the street signs in the picture (I wish photos turned out better in these newspaper scans) suggests you are correct.
