Its not all the Architects fault. Most hotel owners choose cheaper materials because every 5-10 years they tend to update looks of their buildings (mostly by a different colour) so they choose the cheapest way to get a building finished and looking "OK" all a matter of $$$ as oppose to appearance... Even though you would think that to be a farce, but most people will look at a good stucco colour building and be like Hey that looks good, and for most hotel users they really don't care what the outside looks like they just care about the interior amenities.

The only way to control the look of hotels is to have city ordinances towards appearances. % of finish materials and an overall scheme requirement. And sad to say Regina has one of the best in the province. Especially when it comes to landscaping.

I really don't see it helping anything. Companies won't build towers unless there is demand. The amount of money saved on decreased taxes won't make up money lost on owning empty towers. Council already has the power to limit tower/office construction to downtown (look at the developer struggling to get some built out by the airport).

Furthermore, the construction market is already being stretched pretty thin. Construction workers are in high demand as it is, and trying to encourage more development could exacerbate this situation and drive up construction costs (especially in the housing market... not a good thing). I don't think we are at a loss for construction jobs at the moment.

The reason why there was nothing built in the core for 20 years, is because for 20 years Regina was stagnant. Our office supply is now shrinking because we are growing again(basically starting in 2006/2007). There was no demand for more space until the last few years of growth. I just see this idea as needlessly lowering future tax revenue. At least that's my opinion on the matter.

There is currently a crane parked on the GoR site as well as a pile of dirt for the groundbreaking ceremony. Not sure when it is but I'll look out my window to see when they do it.

Picture is from an hour ago. Just as I was walking by Michael Fougere showed up.

I drove by the Gardens on Rose site this afternoon and literally broke out laughing!! All the cars still in the parking lot ( I thought that was hilarious) and all they did was drill one small pile in the ground. Hello- there will be NO demo needed at this site ( or am I missing some sort of humour about this). This is exactly the same B.S. that Capital Pointe did with their photo op start of demo on the Plains, and we all know how long ago that was. Don't forget this Gardens on Rose project has listed only 26 condos sold on their web page SINCE June, and if they have sold more why haven't they updated this in over 5 months?? On CTV news two minutes ago the developer says they have sold 30 units. This just doesn't feel right to me, if I were selling these condos, everytime I sold a unit I would immediately add it to the web page. You can't tell me looking at 26 condos sold for so long a period looks good to potential buyers. I hope they prove me wrong, as would love to see this project do well. They say construction will begin by the end of the year and I guess we don't have long to wait to see if this is a true statement or not.

These projects take time and have a considerable amount of hoops to jump through from financing to municipal approvals. These types of projects are not the same as banging out a one-storey Petland in 6 months. This is the nature of these types of developments - they take time.

Debatable. Regina has had the lowest [or near-lowest] class A office space vacancy rate in the country for a few years. Nearly every desirable city/region has a difficult time finding enough construction workers/trades people et cetera during "boom" times. This is a bottleneck limiting development and is a problem in this context.

Its possible you will be proven correct that net tax revenue will be lower as a result but I agree with the principle here which is to encourage growth. Perhaps the money saved on tax revenue could be used to attract those construction workers that are so desperately needed.

I agree completely with a prior post. There is something not square with this Gardens on Rose project. No wonder it took 15 years for one of the developers to "realize his dream" as he was quoted as saying at the press conference. The website they have is pathetic. No updates for months at a time. If they can't even manage that I have zero confidence that this project will see the light of day. If you are going ahead, then why not have the ground breaking with the real tools as you start the project. I think this is just a ruse to try to attract more buyers. Must have gained their marketing expertise from the CP goofs.

On another topic-I agree there is no need for tax incentives to build office space. What they need to do is offer some realistic incentive for low to medium cost housing in the downtown area and incentives to construct some quality rental housing.

I am not sure I entirely understand the Plaza stage set up, but I believe the curved area on the back will contain a fountain and the sloped area in the middle contains a ramp to wheel equipment on to the stage.
