There must be some rent a blueprint shop. Firms just give out crummy go to designs to developers whom want nothing to do but put up a cheap building quick. I find it a insult to the local city when developers push crap on you.

Basically saying...........

"Yea this is what we think of your City"

If the developers spent more than a day or 2 in the City scoping things out they would understand how wrong that site is for such a crappy building.

Didn't the new Safeway on 13th designers have no clue about our City and just drew up some random junk assuming it was for a Suburban wasteland?

So after I finished my treatment at the bioclinic that's on the corner of 11th and Osler, I thought I'd head downtown to the cornwall center and take some pictures. I was only able to take a few, the damn medication made me feel sleepy so I wasn't able to walk all over downtown xD

Apparently this was going behind the money mart building on 11th Ave, but I have no idea what's going to be there.

You can probably guess that this is hill tower 3 :B

The city is apparently considering a tax incentive to promote office construction in downtown Regina to help alleviate the severe shortage of space: http://www.prairiedogmag.com/?p=33367

I'm not so sure about this 20% tax abatement though. We're getting buildings without it. There are only so many workers to construct these towers. The city has a lot of aging infrastructure and to give tax breaks to get new buildings means less money for the city. I believe the Mosaic Tower already got an abatement so it's not a breaking point with that one.

I'm somewhat split on this one...tough to decide:
In the short term I completely agree with the decision to keep things closed through the winter. I think it could have been a complete disaster to have to deal with two big unknowns at the same time...first off, they're really not sure how traffic will react to the new routing...and second, and most important, they really don't have any idea how they're going to deal with snow removal. I think opening this thing up on Nov. 20th, with the possibility of a blizzard hitting a week later would have been a really bad idea.

But on the other hand:
- Why does a traffic study take until June? They've had 18 months already to contemplate their options, but they need another 7 to make further decisions???
- Reversing a plan that has been touted for close to 2 years is not going to go over well.
- If they spent all that money on providing a solid concrete structure below the pavers, and then don't allow vehicles on it, they look bad.

I really hope they open it up to some type of vehicle usage otherwise someone at city hall is going to have a lot of explaining to do.

Now that you mention it...I've been looking around for some good architectures. They're not easy to find.

I am generally in favor of incentives to build up downtown, but I am not sure about this. It seems counterintuitive to provide incentives when vacancy is low, as low vacancy is what incents the market to build. On the other hand, what point is there is giving incentives when vacancies are high?

Maybe the answer is to force more office downtown, rather than allowing it in the suburbs. The same argument could be made for movie theaters.

I've argued numerous times on opening a movie theatre downtown and would likely spring at the opportunity to invest.

As a filmmaker its an absolute must to have an adequate theatre downtown.

I would say this is the primary reason.

That being said, they could essentially nix any attempt at developing suburban office through denial. Any office space that would be competing with the downtown is at the discretion of city council.

I would love to see a movie theater go up in the eastend. I thought there was going to be one already for how fast that area is growing because it surely blows driving either all the way sout or northwest to go see a new movie, espically during winter, when roads are bad
