Looks nice, the evolution of the upper Bay Street canyon continues. Another sharp design by aA. Cresford has been one of the most improved developers in recent years, benefiting from hiring better architects.

@ 5200: Yawn.

@1000 Bay: I'll repeat what I said on UT, nighttime renders with lighting like that can make a boring building look interesting.. I'd like to see a light render before passing my judgement on it. From what it looks like right now, it looks sharp.

Re: 1000 Bay
Just the lowest common denominator of architecture, I'd rather Bistro 990 was left alone.

1000 Bay was going to be a Hilton Garden Inn. I guess that's not happening anymore?

No, I guess it's not happening anymore. But it's not like Toronto is aching for Hotel Space right now.

Yeah, Mayfair sold the property back to Cresford. They made a handsome profit though, about twice the original value. I'm so glad that awful old design was dumped, it looked instantly dated. The sharp new design is actually quality architecture and much more refined. Adding a fresh presence to this dreary stretch of Bay Street.

Ryerson's Student Centre very likely to start construction in December.

http://thetorontoblog.com/2011/11/01/pub...tudent-learning-centre-development-plan/

Public meeting tomorrow for Ryerson University’s Student Learning Centre development plan

01 Nov 2011

Quote:
Ryerson ready to roll: Construction of the new Ryerson University Student Learning Centre could begin within weeks if the development plan gets approval, as is widely expected, during two key meetings at Toronto City Hall this month.
Quote:
City planners have recommended approval for the municipal zoning bylaw amendments that would be required to permit the project to proceed. In an October 12 2011 staff report, they wrote that the new Student Learning Centre will provide “a unique architectural contribution to Yonge Street, and a gateway to Ryerson University, increasing its presence and visibility on Yonge Street. It will revitalize a section of Yonge Street currently the site of a vacant lot, provide necessary student space to a growing student population, add minimal new shadow to Yonge Street and provide retail space in accordance with Official Plan Policies.”
Quote:
The university has already applied for shoring and excavation permits, and expects them to be approved in December. Construction could then quickly commence on the 9-storey, 155,464 square foot building, which will rise on the northeast corner of Yonge and Gould Streets (the official municipal address is 341-355 Yonge Street). The university hopes will be completed and ready for occupancy during the winter of 2014. Designed by Toronto’s Zeidler Partnership Architects and Snøhetta of Oslo and New York City, the facility will cost an estimated $112 million. The Ontario government is providing $45 million, while the university is kicking in another $45 million itself. Fundraising will seek to top up the $22 million balance.

There is a lot of talk around this project in Quebec city today. It would be situated in the historic St-Jean-Baptiste neighbourhood, on a very ugly parking lot which has been a scar on an otherwise delightful street for a good 15 years. During this time, the value of the land skyrocketed from $200000 to $2,7m. The developper asked the city to have a permit to build up to 9-story instead of the actual limit of 6-story. In order to get to green light from the city, the said developer worked closely with the neighbourhood committee. Hence, to better fit with the buildings on its left, it would gradually decrease from 9 to 7 to 5-story high. Also, some cooperative housing (20 units) would be incorporated to the project. The neighbourhood committee then approved the project but... some citizens weren't happy with this decision because the construction of this "monster wall" would block the view of the Laurentien mountains. Because of them, a referendum will have to be held to authorize the change in height. These citizens have started to put some posters supposedly illustrating the future project but grossly exagerated the drawings so that it looks like a 12-story high vertical wall...

We'll see what happens in the next few weeks!!!

Ridiculous. If I were the developer I would of pulled out and left them with their beloved parkinglot.

Ryerson's Student Center has the potential to be one of the top ten buildings of the current boom. Whether or not it turns out the way we hope it will still hide that ugly concrete bunker
Win-win!

Why would we give that much power to about 3 or 4 citizens and let them destroy the future or our cities. It's always the same stories I read over and over. How come these people don't move outside of the city and build a flat social housing complex in the forest ?

Councillors give Lawrence-Allen plan thumbs up

LISA QUEEN | Nov 03, 2011 - 11:01 AM

Quote:
"Today is one of the most significant days in this journey. This now sets the blueprint, the framework, to make it happen," Eglinton-Lawrence Councillor Josh Colle told The Mirror moments after councillors voted in favour of the Lawrence-Allen secondary plan.
Quote:
The 20-year revitalization plan calls for replacing the 1,208 city-owned housing units in Lawrence Heights and adding 4,400 market-value ones.

The new development is expected to bring 16,000 new residents to the community bounded by Hwy. 401, Bathurst Street, Lawrence Avenue and Dufferin Street.

The project will also include trail networks, schools, parks and open space and a community centre.
Quote:
At the same time, in order to address concerns about the scale of the project, the development has been reduced in size, down to 4,400 market units from the initial proposal of 7,500 units, which was later reduced to 6,300 units.

Development has been eliminated at the south end of Baycrest and Yorkdale parks, and Lawrence Square shopping centre has been removed from the focus area.
Quote:
"This plan will help erase the stigma Lawrence Heights suffers. Most members of my community struggle to obtain employment because of our postal code, most members of my community pay higher insurance premiums because of our postal code. With this plan, safety will improve, self-esteem and self-confidence will rise because many positive opportunities such as training skills and employment opportunities will be created."
Quote:
Youth leader Andrew Cox complained about Lawrence Heights' "deplorable conditions, lack of resources and opportunities and stigmatization" before showing a video with residents of the community explaining how important the revitalization project is to them.

"For the first time in decades, the whole community is engaged," Cox said. "The community needs new life, no doubt about it."
