What are you even saying?
LED is a juvenile and superficial method of animating urban spaces. Do the lights on West Pender Place and in front of the Flatiron make that section of street any less dead?

The city had put in considerable effort into minimizing light pollution, so having a 3000 square foot projection screen near the top of an office tower seems counter-intuitive to that.

Any light, natural or artificial, is a welcome sight in Vancouver, especially in the winter. I for one support more light in and around the city. It can get mighty depressing from November to April (darkest city I've ever lived in/visited in the winter), so any little bit of light helps.

I know it's not the most popular opinion in Vancouver where everyone wants to be able to see Mars from the city core, but as long as they don't waste too much energy (LED) and are applied tastefully, I'm cool with having our streets soaked in different colours.

Well, seeing how they are a communications company, if any tower deserved LED screens downtown, it is this one.

Seriously though, I hope you never travel to any Asian city, or even many European cities (Amsterdam and Stockholm both had far more LED screens than I have seen in Vancouver).

As said above, such lighting features help bring some colour and life into what is a very grey / dark city for 6 months of the year.

LED lighting is also very energy efficient.

Also, while LED lighting alone does not create a great urban space / experience, it is an ingredient that can help greatly.

For one can also claim that simply planting a row of trees down a street does not increase the street traffic / life, but combined with other factors, they help, and the same goes for such lighting features.

I completely agree with both giallo and Metro one. Lighting is an integral part of the public realm, especially for a city that is so dark and wet for most of the year.

I agree too! Lighting isn't the be-all and end-all, but when used well it can really compliment its surroundings. Vancouver could definitely use more to combat its winter dreariness as others have pointed out and a little lighting could really accentuate Downtown's already excellent built form.

Other Locations

Can anyone of you guys think of any other location in CBD that could accomodate the massive floorplate of the office portion of Telus garden?

- Bay Parkade, or
- The block bounded by Hornby, Dunsmuir, Howe and Pender (excluding the corner lots which have midrise towers on them)

I like lighting in the night and winter, especially at street level, because it makes the setting feel warmer in a way.

I'm very much in favor of having better-animated and better-illuminated streets, but LEDs above the 6th floor of any building is useless decouration, more suited for less evolved cities like shengzen or dubai.

I like it when downtown vancouver's city streets are rain glossed at night. they act like mirrors and sometimes make the ambient lighting double.

Telus put a big block of space in the Boot on the sublease.

And what does a mortgage have to do with a sale of a property? Why is the term length even relevant?

But just the commercial tower, right? Was there not talk that the residential tower would begin construction only when the commercial tower was complete? Or has there been a change of plans?

The plan has always been one phase, so not to disturb the Kingston anymore then needed. Office tower is to start first followed closely by the residential project ~2months later. Complete build out should be 32-33months.

Kingston has an application for redevelopment under existing zoning, I'll post a render in the downtown thread later tonight. (warning will be a really bad screenshot).

Thank you for clarifying. I had a memory of someone saying that that much parking space could not be displaced all at once and thus the Robson/Richards parkade could not be destroyed until the commercial tower's underground parking had been built.
